Ryan Serhant's fast-growing brokerage has officially planted its flag in Denver, launching SERHANT Colorado with 11 founding agents who together have closed more than $1 billion in trailing sales. The move drops an AI-driven, media-heavy luxury brand into a metro market where high-end condo sales are booming even as overall home sales cool.
According to Mile High CRE, SERHANT describes itself as an AI-native brokerage built from the ground up, and its agents get access to the firm's proprietary platform, S.MPLE, which provides AI-powered tools for lead generation, marketing, and transaction management. The Denver expansion follows earlier 2026 launches in Texas and California, part of a broader push that also included a 2025 debut in Arizona's luxury market with a 58-agent team, according to Hoodline's earlier coverage. SERHANT bills itself as the most followed real estate brand in the world, with more than 10 million followers across its social channels.
Why Founder Ryan Serhant Waited to Enter Colorado
Founder and CEO Ryan Serhant enforces a strict internal rule before entering any new market: a founding cohort of agents must already represent at least $1 billion in trailing 12-month sales before the firm will officially launch, according to Inman. Colorado cleared that bar and then some — Inman reports it now stands as SERHANT's largest single-market launch cohort by volume. Serhant said in a statement that the firm is bringing AI tools and a media engine to Colorado, tying the local debut to the company's national identity as a tech-first brand rather than a traditional brokerage.
Much of that founding firepower came directly from a single rival. Inman's reporting found that 60 percent of SERHANT Colorado's founding agents were recruited from Compass, with 65 percent coming from firms affiliated with Compass International Holdings overall — a striking level of direct poaching in a market where Compass has long held a dominant luxury footprint.
A Cherry Creek Veteran Takes the Helm
Leading the new office is Rebecca Ferguson, named managing director of SERHANT Colorado, who brings more than 12 years of real estate experience to the role. Ferguson previously served as managing broker for Kentwood Real Estate's Cherry Creek office, according to HousingWire, where her team ranked number one in production and transaction sides in Denver for its office size for two consecutive years. She has also held leadership roles at Coldwell Banker Global Luxury and Realty Executives, and is a member of the Denver Metro Association of Realtors. “I'm excited to launch SERHANT in Colorado,” Ferguson said, according to the same report.
SERHANT.'s commercial real estate expertise will be integrated alongside its residential team in Denver, the company said, with commercial agents active in every market where the firm operates and clients getting the same platform and level of service across residential and commercial deals.
Luxury Condos Are Booming While the Broader Market Cools
The timing lines up with a sharply divided Denver housing market. Attached luxury home sales priced at $1 million and above surged 81.25 percent year-over-year in July, even as total metro-area home sales dropped 11.81 percent month-over-month, per the Denver Metro Association of Realtors. Serhant has pointed to regional job growth in aerospace, technology, and quantum computing as macroeconomic tailwinds behind the firm's decision to set up shop in Denver, according to Inman, with high-earning corporate transplants sustaining demand for upscale properties even as the broader market slows.
The AI platform arriving with SERHANT also lands amid a shifting regulatory backdrop. Colorado Governor Jared Polis signed Senate Bill 26-189 into law in May, replacing the state's 2024 Artificial Intelligence Act with a disclosure-focused framework set to take effect January 1, 2027, according to Seyfarth Shaw LLP. The rewrite scaled back the stricter algorithmic duty-of-care requirements that had defined the earlier law.
Launch Party at Meow Wolf Caps a Two-Day Kickoff
SERHANT is marking the Denver debut with its annual flagship event, Sell It '26: Move Forward, which will bring the firm's global network to the city on September 24 and 25. The two-day event, centered on AI, technology, and the future of the business, takes place at the Seawell Ballroom at the Denver Center for the Performing Arts and will feature keynotes from Serhant and Tony Hawk, per Mile High CRE's report.
The gathering closes with a private takeover of Meow Wolf Denver's Convergence Station, serving as the official SERHANT Colorado launch celebration on September 25. The four-story, 90,000-square-foot immersive art venue, Meow Wolf's largest permanent installation, opened in September 2021, according to Wikipedia.
Serhant is also known as a star and executive producer of Netflix's Owning Manhattan, a platform that has helped fuel the brand's social media reach as it expands into new metro markets. Denver becomes the latest stop in that expansion, following SERHANT's earlier 2026 California launch, which was also backed by the $45 million in venture funding — led by Camber Creek with participation from Left Lane Capital — that the firm raised in December 2024 to build out S.MPLE.
How well SERHANT's AI tools and social media reach translate into lasting market share against entrenched Denver players like Kentwood Real Estate and Compass remains an open question, one that will likely take more than a single launch season to answer.
