City Sign-Off and a $4.4 Million Land Deal

City of Scottsdale planning records show Case 25-DR-2025, covering site plan, landscape and elevation approval for the auto storage facility and clubhouse on the 1.59-acre parcel, won official approval in March 2026. The site carries Industrial Park (I-1) zoning and was designed by Robert Brown Architects, according to the city's case file. The property last changed hands in October 2025 for $4.4 million, according to Compass Real Estate, which had previously housed an insurance agency and other commercial tenants.

Like other developments of its kind, the garages will follow a condominium ownership model, meaning buyers receive individual deeds rather than a rental agreement or storage contract. Owners can also customize their units by adding mezzanines or bathrooms, a level of flexibility that distinguishes these projects from traditional self-storage. Completion is anticipated in the second quarter of 2027.

A Half-Mile From The Original Location

The new property joins The Autobox Scottsdale Airpark North, the developer's original location about half a mile away at 15032 N. 74th Street, which was completed in 2020. That flagship site offers 20 private garage units in smaller configurations ranging from 840 to 1,500 square feet, according to Williams Luxury Homes. The newer 73rd Street project scales up unit sizes considerably, reflecting rising demand from buyers who want room for larger collections or added amenities.

Scottsdale's Car Condo Boom Keeps Growing

The Autobox's expansion lands amid a broader wave of garage condo development stretching across North Scottsdale, a trend Hoodline has previously tracked near the Airpark. In May 2026, commercial real estate firm Finish Line Auto Club acquired the 10.4-acre former Fender headquarters at 17600 N. Perimeter Center Drive for $20.7 million to build a 140,000-square-foot car condo and social club compound, according to Connect CRE. Fender had relocated its own headquarters to the Paradise Valley Mall redevelopment, freeing up the site for full demolition.

Developer Toy Barn, meanwhile, finalized plans to acquire 10 acres within the 124-acre Mack Innovation Park near Loop 101 and Bell Road for a 205,000-square-foot, 135-unit flagship garage community built in two phases starting in 2027, a project Hoodline covered in a recent report on the 205,000-square-foot buildout. That development will include a 6,000-square-foot clubhouse and what Connect CRE describes as the brand's first rooftop members-only lounge. Commercial real estate firm Platinum Advisors has also opened reservations for Elite Garages Scottsdale, a planned $20 million, 32-unit development spanning 3.5 acres at Bell Road and 91st Street, according to KTAR News, offering 22-foot ceilings, 5-ton HVAC units and optional lofts.

Why Buyers Keep Showing Up

These developments are not simple storage lockers. They are individually deeded real estate assets built with high ceiling clearances for car lifts, private clubhouses and social spaces meant to complement major regional automotive events like Barrett-Jackson at WestWorld, Williams Luxury Homes notes. That positioning helps explain why buyers are willing to commit before ground is even broken.

Private aviation investment is also fueling demand in the area. Flexjet broke ground in May 2025 on a $36 million private terminal and 34,000-square-foot maintenance hangar at Scottsdale Airport, targeting a late-2026 opening, according to Flexjet. The project includes a 9,000-square-foot passenger terminal and an underground parking garage, underscoring the influx of high-net-worth visitors and residents drawn to the Airpark corridor.

The Scottsdale Airpark itself is Arizona's second-largest employment center, an 8.6-square-mile district with more than 2,900 businesses and 51,000 employees, according to the City of Scottsdale. It houses major regional headquarters including Axon, Vanguard and Blue Yonder.
