A six-decade-old cooperative building on Shore Road in Bay Ridge has already sold 10 units before its official sales launch as its new owner repositions the property. The building, now called The Veridian, sits at 9323 Shore Rd. with direct views of New York Harbor and the Verrazzano-Narrows Bridge, and includes everything from studios to four-bedroom homes.

RockFarmer Properties formally launched sales at the 72-unit, six-story co-op, according to New York Real Estate Journal. The building was originally constructed in 1961, and the firm plans to offer 50 residences for sale as part of the relaunch. Ahead of the public debut, the company had already sold 10 units, including two combined-residence homes assembled by merging adjacent apartments during the preview period, per the same report.

John Petras, managing principal of RockFarmer Properties, framed the project as filling a gap in the neighborhood's housing stock. “Bay Ridge had not had much product offering the finishes, amenities, and turnkey lifestyle expected from a new luxury development,” Petras said, according to the outlet. He added that the building's amenities were “designed around how people actually live,” the report notes.

How Sponsor-Unit Purchases Can Differ

One distinction associated with sponsor-unit purchases is legal, not cosmetic. Sponsor units generally bypass standard co-op board approval requirements, according to Decode Real Estate. Because sponsor units are sold directly by the building's converting entity, buyers can avoid the board approval process that comes with a typical resale.

That legal shortcut comes with a financial catch, however. Under standard NYC sponsor purchase customs, buyers acquiring co-op sponsor units are typically required to pay the seller's New York City and New York State transfer taxes, totaling roughly 1.825% to 2.075% of the sales price, along with sponsor attorney fees, according to The Roebling Team. In a standard resale, sellers typically cover those costs instead.

Pricing Against a Cooling Bay Ridge Market

The Veridian offers studios starting in the $300,000s and three-bedroom homes starting in the $900,000s, according to New York Real Estate Journal. A StreetEasy listing shows a one-bedroom priced at $359,000 with a monthly maintenance fee of $850, per StreetEasy.

For context, Bay Ridge co-ops recorded 12 closings in August 2026 at a median price of $372,500, according to Soldano Realty. More broadly, Bay Ridge's overall residential market, spanning homes, condos and co-ops, recorded a median sale price of $585,000 in the second quarter of 2026, a 7.9% year-over-year decrease, according to PropertyShark. The city assesses the building's market value at $10.6 million as of 2026, per the same source.

Renovated Interiors and a Rooftop Skydeck

Inside, the renovated units feature custom cabinetry with under-cabinet lighting, quartz countertops, warm oak flooring, solid wood doors and in-unit laundry and storage, according to New York Real Estate Journal. Kitchens include Fisher & Paykel panel-ready refrigerators and microwaves alongside Bosch gas ranges and panel-ready Bosch dishwashers. Select residences also feature private outdoor space, custom beamed ceilings and architectural window boxes, and some adjacent units can be combined into larger layouts.

RockFarmer Properties expanded and redesigned the building's common areas as part of the overhaul. Additions include a landscaped rooftop called the Vista Skydeck, which overlooks the harbor and the Verrazzano-Narrows Bridge and offers private cabanas for purchase, plus a landscaped courtyard with barbecue areas, a residents lounge, library lounge, children's playroom, co-working studio, fitness center and meditative grove. The building also added a package room, bicycle storage, on-site storage and on-site parking, per the outlet's report.

Tom Le of The Corcoran Group, the building's exclusive sales and marketing agent, said the project gives residents another option without giving anything up. “The Veridian offers Bay Ridge residents another way of living without sacrificing quality,” Le said, according to New York Real Estate Journal. Corcoran is scheduled to hold an official broker launch event at the property on Tuesday.

A Familiar Playbook From the Developer

RockFarmer Properties, founded in 2006 by John Petras and George Michelis, operates alongside property management affiliate Douglaston Realty Management Corp. and has acquired more than 70 property interests worth over $2 billion across New York and Texas, according to Revere. The firm previously took on a similar outer-borough repositioning at Astoria Lights in Queens, converting four 1929 pre-war residential structures totaling 186 units with modernized interiors and shared amenities, according to New York YIMBY.

The co-op was originally constructed in 1961, according to PropertyShark. Today, the building sits steps from Shore Road Park, which offers running and biking paths, playgrounds and views of the harbor and the bridge, and connects to the Shore Parkway Greenway running south toward the Verrazzano-Narrows Bridge, according to Highline Residential.
