Beach Harbor Pizza wants back in the game after closing its harbor location earlier this year. A newly filed plan review with the Orange County Health Care Agency lists a proposed address for the pizza restaurant at 24921 Dana Point Harbor Drive, Suite B-140.
The filing, reported by WhatNow, does not include an opening date, and Beach Harbor Pizza's own website has not yet been updated with the new address. The restaurant currently lists its address as 34473 Golden Lantern in Dana Point, and it's unclear when — or if — operations will actually begin from the new Suite B-140 location. The proposed address is outside the harbor gates.
A Harbor Mainstay Pushed Out By Redevelopment
Beach Harbor Pizza closed its longtime storefront in Dana Point Harbor's Mariner's Village on April 30, 2026, under owner Mario Bahena, according to The Log Newspaper. The pizzeria had been operating at the harbor, and its closure wasn't an isolated event. Dana Point Harbor Partners announced in March 2026 that four longtime harbor tenants — Beach Harbor Pizza, Village Market, Bella Bazaar, and The Brig — were all scheduled to shut down their waterfront locations on the same April 30 date as construction moved forward on Phases 3 and 5 of the Commercial Core Project and demolition had begun, per the same report. The broader project includes Phase 3 and Phase 5 construction schedules. In July 2026, the Orange County Register reported that additional harbor village businesses, including Beach Harbor Pizza, were slated to close as the redevelopment moved forward.
The displacement is one piece of a much larger transformation underway at Dana Point Harbor. The revitalization is an at least $610 million public-private project managed through a 66-year ground lease by Dana Point Harbor Partners, a consortium made up of Burnham-Ward Properties, Bellwether Financial Group, and R.D. Olson Development, according to the Orange County Business Journal. Developers are pushing to finish the 120,000-square-foot commercial core rebuild by June 2028, with the marina targeted for completion in 2027, ahead of the Los Angeles Olympics, which will bring surfing events to nearby Trestles in San Clemente, the outlet reports.
Other Harbor Icons Have Also Closed Their Doors
Beach Harbor Pizza's exit follows a string of losses for the harbor's most established names. Wind & Sea Restaurant set a permanent closure date of September 15, 2026, following the August 2025 closure of its 50-year-old sister restaurant, Harpoon Henry's. Some infrastructure has already landed for harbor visitors and displaced tenants alike. Phases 1 and 2 of the commercial core project wrapped in July 2025, delivering a three-story, almost 1,000-space parking structure at Golden Lantern and Dana Point Harbor Drive that offers four hours of free parking, according to the Alcove Collective. That structure offers another parking option for harbor visitors.
Political Friction Over Hotels And Slip Fees
The redevelopment hasn't proceeded without turbulence at the county level. The proposed harbor hotels Dana House and Surf Lodge had both won California Coastal Commission approval, per Voice of OC. Marina slip rates at the harbor surged between 26% and 95% in 2021 and have continued climbing roughly 8% to 9% annually through 2026, drawing sustained criticism from local boaters, the outlet reports.
More closures are already on the calendar. Phase 4 of the commercial core rebuild is slated for fall 2026, with Wharf businesses expected to close by October 31, according to a blog from the Ballesteros Group.
What Beach Harbor Pizza Brings To The New Spot
Whatever timeline the new location follows, the menu itself has built a following over the years. The restaurant serves pizza on a handmade sourdough crust topped with whole-milk mozzarella from Wisconsin, New York deli meats, and freshly cut vegetables. Its website has stated that the business remained open throughout the harbor construction disruptions, even as its Mariner's Village storefront ultimately closed for good at the end of April.
