State permit filings show the project carries an estimated cost of $216,650 for a 3,095-square-foot interior buildout, with construction slated to begin in mid-January 2027 and wrap by September of that year.
The permit was filed with the Texas Department of Licensing and Regulation, which lists the property owner as San Antonio-based AM2PM Laundromat Express LLC, according to WhatNow. Sam Makani is identified as the co-owner leading the opening, though Makani did not respond to WhatNow's requests for comment before publication. The filing, registered under TABS2027000239, details the scope of the renovation inside an existing commercial building.
Bigs Laundry got its start in San Antonio around 2020 to 2021, first establishing itself with a flagship location at 2300 Fredericksburg Road that operates seven days a week from 6:30 a.m. to 10:30 p.m. The company has since expanded to a 24/7 facility on South Zarzamora Street, and the new Brazos Street site sits within two miles of that South Zarzamora location, deepening the brand's footprint across San Antonio's inner Westside. Per the WhatNow report, Bigs Laundry offers self-service and dry-cleaning, and its website describes a goal of providing a modern, comfortable, dependable place for community laundry needs, with high-capacity machines and a clean, well-lit environment.

In corridors like this one, where many households lack in-unit laundry facilities, self-service laundromats serve as essential everyday infrastructure rather than a convenience. San Antonio has roughly 181 active laundromats citywide, with 76 running 24 hours a day and 72 offering full wash-and-fold service, per data from LaundromatRadar. That density underscores how central these facilities are to daily life in high-renter neighborhoods across the city.
Laundromats Doubling as Health Checkpoints
The Westside expansion also arrives as San Antonio laundromats increasingly double as informal health access points. The Supporting Prevention In Neighborhoods program, known as SPIN, expanded in April through a $1.1 million Baptist Health Foundation grant that funds free blood pressure and diabetes screenings at local wash-and-fold facilities, according to UTHealth Houston School of Public Health, as Hoodline previously reported. A 2026 clinical study published in the American Journal of Health Promotion found that 61.1% of San Antonio laundromat patrons screened positive for hypertension and showed higher-than-average diabetes rates, with more than 78% of patrons saying they'd be willing to receive health services on-site while their clothes wash.
Once construction on the Brazos Street site wraps, the buildout will still need to clear state accessibility review. Under Chapter 68 of the Texas Administrative Code, commercial interior projects costing more than $50,000 must comply with state accessibility standards and pass inspection by a Registered Accessibility Specialist within a year of completion, a process that applies to public accommodation facilities like laundromats statewide.
