The steel-based structure is designed with a cellar and a rooftop terrace on the first floor, and it would hold 10 residences once complete. The applicant behind the project is Isidore Wettenstein, who is affiliated with BP Tov Realty Inc., and the outlet reports no estimated completion date has been announced.
A Familiar Architect With a Growing Local Portfolio
Mohamed Mahmoud of MSM Engineering Services PLLC is listed as architect of record for the project, according to the same New York YIMBY report. Mahmoud has become a recurring name in Borough Park's current wave of mid-rise filings; he is also associated with an eight-story mixed-use building at 4117 New Utrecht Avenue filed in August, a project Hoodline previously covered in its piece on the eight-story New Utrecht Avenue plan.
The site's path to this filing includes demolition permits for a two-story residential building, issued in October 2024, according to New York YIMBY's reporting. Web-search results identify 909 47th Street as a four-family house built in 1920, underscoring how dramatically the block's density is set to change.
Why Community Facility Space Unlocks More Square Footage
The inclusion of over 5,000 square feet of community facility space makes it a substantial part of the proposal. The filing lists 5,038 square feet of community facility space alongside roughly 15,000 square feet of residential space, for a total of 20,039 square feet.
