Corso Atlanta, the Paris-inspired senior living campus tucked northwest of Midtown beside Interstate 75, is preparing to break ground on an 11-story South Tower that will bring dozens of new residences, restaurants and a grand ballroom to the Buckhead property. Officials have scheduled a formal groundbreaking for October 1, with the addition targeted to open in spring 2028.
Corso Atlanta sits at 3200 Howell Mill Road and is developed by Atlanta-based Galerie Living, according to Urbanize Atlanta. The outlet reports that marketing materials already describe the new South Tower as under construction, and that the expansion will bring new restaurants, wellness venues and retail options to the southern section of the campus.
Accounts of the exact residence count differ. Urbanize Atlanta's report describes the addition of 110 upscale senior rentals for independent and assisted living, while Corso Residences' own site describes the South Tower as introducing over 100 new private residences within the 11-story building. Either way, the scale marks a significant addition to a community that opened its initial phase roughly five years ago.
What's Coming to the South Tower
Beyond the residences, the South Tower is set to include a grand ballroom and a bar lounge, per the same Urbanize Atlanta report. Corso Residences' site for the South Tower project adds that the expansion will bring new restaurants, including a formal Italian kitchen.
Those additions would join an already amenity-heavy campus. Corso Atlanta currently counts four restaurants, an onsite creperie, a flower shop and market, multiple lounges, a hair salon, and what the Urbanize Atlanta report calls a huge, lavish movie theater. The property also has an onsite Sugarcoat beauty salon, courtyards, a heated pool, 24/7 concierge service and complimentary valet, alongside onsite nurses and physicians. Corso Atlanta's existing apartments include one- and two-bedroom units, and the community offers independent living, assisted living and memory care, according to Corso Residences. The developer has not publicly listed rent prices for the community.
A Bigger Push Across Metro Atlanta
The Buckhead expansion is part of a broader build-out for Galerie Living. The company is separately planning Corso Residences, Druid Hills, a 500-unit community spread across a 32-acre site owned by Emory University, according to the Atlanta Jewish Times. Urbanize Atlanta describes the project as a transformation of the historic Briarcliff Estate and says it is slated to open in the next couple of years. The Druid Hills development would use a continuing-care model, allowing residents to move from independent living into assisted or memory care without leaving the property, the paper reports.
Galerie Living has told the Atlanta Jewish Times it has five additional Corso projects either under construction or on the drawing boards in communities including Chevy Chase, Maryland, Tysons Corner, Virginia, and Philadelphia. Separately, Senior Living News reports that the company plans to announce two new Corso locations later this year or early next. Galerie Living and Capitol Seniors Housing also agreed in May to buy Heartis Fayetteville, a 167-unit independent living, assisted living and memory care community in Fayetteville, Georgia, according to the Atlanta Jewish Times.
Buckhead's Senior Housing Boom
Corso Atlanta's South Tower adds to a string of large senior-housing proposals in the area. Lenbrook's Atlanta expansion is described by designer THW Design as a 25-story building. Developers have called the Corso Atlanta expansion a major new chapter for the campus, with availability described as highly limited.
