
A new EoS Fitness gym is headed to Houston's West Oaks area, with the budget chain planning a 45,000-square-foot club inside Kingsbridge Commerce Park at 9025 Highway 6 South. The location is currently listed as coming soon on the company's website, with an opening targeted for 2027.
The project was first reported by WhatNow, which notes that EoS Fitness is known for its “high value, low price” approach, with memberships starting at $9.99 per month. The West Oaks club is expected to include premium cardio and strength equipment, group fitness classes, personal training options, smart technologies, and recovery amenities, according to the same report. Dallas-based EoS now counts more than 225 locations open or planned nationwide, per the outlet's reporting.
The West Oaks lease adds to a broader real estate push across Greater Houston. According to Partners Real Estate, EoS leased 50,000 square feet at the same Highway 6 South address in the fourth quarter of 2025, absorbing space in a Houston retail market where vacancy sat at just 5.6 percent — a sign of how tight suburban retail space has become as landlords court fitness operators to anchor their centers.
A Private Equity-Backed Expansion Machine
EoS Fitness has the financial muscle to move fast. Private equity firm TSG Consumer Partners signed an agreement in May 2025 to acquire the chain from BRS & Co. in a deal valuing the company at roughly $1.5 billion including debt, a transaction detailed in earlier Hoodline reporting on Tomball. CEO Rich Drengberg retained his position and an equity stake after the buyout closed.
By May 2025, EoS reported surpassing 1.5 million members nationwide, having reached its first million in a decade before adding another 500,000 in just two years, according to Club Solutions Magazine. The company has set a corporate target of operating 250 open or planned locations across the country by 2030. Texas has become central to that ambition: by July 2026, EoS had grown its Texas footprint to 30 operating gyms after opening a San Antonio club, part of a national portfolio exceeding 225 clubs open or in development, according to figures released by EoS Fitness itself.
Houston's Big-Box Makeover Strategy
EoS built much of its Houston-area presence by acquiring smaller local operators. In April 2023, the chain absorbed Texans Fit, a five-gym operation founded by the Houston Texans NFL franchise and M6 Football, converting former NFL-branded facilities in Katy, Rosenberg, and Houston into low-cost EoS clubs. The company relocated its corporate headquarters from Phoenix to Dallas in May 2022, positioning leadership to coordinate nationwide growth from a more central hub, according to NNN Fitness.
The chain has also made a habit of repurposing vacant big-box retail space rather than building from scratch. Houston brokerage NewQuest Properties has helped EoS convert a 53,829-square-foot former Bed Bath & Beyond in Webster and a 41,013-square-foot former movie theater at Easton Commons Plaza into gym space, part of a broader campaign the brokerage describes targeting 50 new locations across Greater Houston and Dallas-Fort Worth. NewQuest typically seeks roughly 40,000-square-foot indoor footprints paired with about 2,500 square feet of outdoor workout space.
The West Oaks club is not EoS's only 2027 project in the region. The chain also secured a lease in August for a 40,000-square-foot facility at Grand Parkway Center in Tomball, a location Hoodline previously reported will include a swimming pool, hot tub, sauna, and basketball court, and which is set to open alongside the Kingsbridge site.
Locker Room Theft Remains an Open Concern
EoS's rapid growth in Houston has come alongside separate public safety issues at some of its existing locations. A multi-city investigation earlier this year linked stolen credit cards taken from LA Fitness and EoS Fitness locker rooms to fraudulent transactions across the region, reporting Hoodline covered in its piece on a Houston gym locker fraud arrest. Under Texas Penal Code §32.51, possessing or using 10 to 49 stolen credit cards or pieces of identifying information is classified as a second-degree felony punishable by two to 20 years in prison. Separately, deputies arrested three people suspected of burglarizing vehicles in an EoS Fitness parking lot in Harris County in January 2024 after patrons alerted authorities.
EoS traces its origins back to 2014, when a private equity firm acquired a large regional portfolio of Gold's Gym locations across the Southwest, according to WhatNow's reporting. The company had operated as a major Gold's Gym area developer in Phoenix, Las Vegas, and Southern California before rebranding those clubs under its current low-cost model and beginning operations in 2015. More than a decade later, that same playbook is now reshaping stretches of Houston's suburban retail landscape, one converted storefront at a time.
