
Century Communities threw open the gates on Mirabella Saturday with a tailgate-themed grand opening, launching sales on a new master-planned community in Brookshire that could eventually bring nearly 1,200 homes to the fast-growing corridor west of Katy. The 318-acre development at 1454 Catalina Drive offers 18 single-family floor plans split between two collections, with prices starting in the low $200s.
The Lonestar and Liberty collections range from 1,388 to 2,657 square feet, with three to five bedrooms and two to three bathrooms, according to Chron. The Liberty collection starts in the mid $200s while the Lonestar collection begins in the low $200s. Century Communities plans 1,192 total homesites across the property, roughly 37 miles from Houston, and the community is zoned to Royal ISD. Tanya Rizzo, division president for Century Communities, said the builder is “excited to introduce Mirabella as the latest addition to its new home lineup in the fast-growing west Houston corridor,” per the same outlet.
Mirabella is planned to include two amenity sites, one with a recreation center, pool and playground, and another featuring a pickleball court and dog park. The broader community is also expected to include lakes, a fishing area, waterways, walking trails, parks and open green space. It sits near other developments including Fulshear Lakes, Fulshear Junction, Katy Reserve and Laurel Farms — part of a dense cluster of new subdivisions filling in the farmland along the Interstate 10 corridor.
A Neighbor Across the Street Sets the Bar High
Mirabella sits directly across the street from Sunterra Lakes, a 1,463-acre master-planned community developed by Starwood Land with a planned buildout of roughly 4,000 homesites, according to MKAT Group. Sunterra Lakes' sister development, Sunterra, ranked as the top-selling master-planned community in Texas for three straight years through 2025, and it features a 3.5-acre Crystal Lagoon open to neighborhood residents.
The timing lines up with a broader demographic surge. Waller County was ranked the fastest-growing county in Texas and tied for the second-fastest-growing county in the nation in U.S. Census Bureau estimates released in March, expanding 5.7% between July 2024 and July 2025 to reach nearly 70,000 residents, as reported by the Texas Tribune. Domestic migration has driven much of that growth in Houston's outer western suburbs.
Century Communities' National Footprint
Century Communities enters Brookshire as a builder with serious national scale. The company ranked 9th largest homebuilder in the country on Builder Magazine's 2025 Builder 100 list after delivering 11,007 homes and generating $4.398 billion in gross revenues in 2024, according to Builder Magazine, moving up from 10th the year before. The company also reported a 17.8% gross homebuilding margin in the first quarter of 2026 while leaning on a spec-heavy strategy, with finished spec homes accounting for 98% of its deliveries, HousingWire reported, as the builder reduced its use of buyer price incentives during the quarter.
Mirabella's opening also arrives as Texas' new-home market shows signs of cooling slightly. New single-family home sales across the state fell to 6,080 in July, a 2.3% decrease compared to July 2025, according to the HomeUSA.com New Home Sales Index cited by Realty News Report. Houston had 40,750 single-family homes for sale in July, and the region's median single-family home price edged up to $340,000 that same month, per Chron.
Schools and Roads Racing to Keep Pace
The influx of rooftops is putting real pressure on Royal ISD, which Century Communities has noted has planned a new comprehensive high school near Mirabella. The district broke ground in June on that 3,000-student campus, a 143-acre site off FM 362 and McGregor Lane funded by a $350.6 million bond package voters approved in November 2025, according to Royal Independent School District. The campus is expected to open for the 2028-2029 school year.
The scale of that investment reflects just how fast the district is growing. Royal ISD's enrollment reached 3,219 students in April, and district projections forecast enrollment could climb to between 8,700 and 15,000 students over the next seven to ten years because of hyper-growth in Waller County, the district has said. The district recently opened a new elementary school and a CTE Expo Center to handle the influx, and in February its Board of Trustees voted to call a May bond election seeking $72 million for a 7,500-seat districtwide multi-use stadium near the new high school site, intended to serve athletics, band, fine arts and graduation ceremonies.
Regional road planners are racing to keep up as well. The Texas Department of Transportation presented five potential route options in July for a proposed 20-to-25-mile Highway 36A North corridor, hosting public scoping meetings at Royal ISD facilities in Brookshire, according to prior Hoodline reporting. The proposed four-lane divided highway would link Interstate 10 near Katy and Brookshire to U.S. 290, addressing freight and commuter traffic expanding westward as communities like Mirabella fill in around it.
