According to New York YIMBY, the proposed steel-based structure would rise 44 feet and yield 7,388 square feet of residential space, with a 20-foot rear yard. The average unit size of 492 square feet suggests the 16 residences are likely to be rentals, per the outlet's analysis, though demolition permits for the existing house have not yet been filed and no estimated completion date has been announced. Yona Unsdorfer, who is affiliated with YU Holdings Inc., is listed as the owner behind the applications.
Property records compiled by Marketproof confirm the existing structure is a century-old house on a lot with 38.6 square feet of front yard space, underscoring the shift from the low-density housing stock that has long defined this stretch of Wakefield toward denser multi-family construction. Navkiran Cheema of KMA Designs LLC is serving as architect of record for the project, per the same YIMBY report.
An Architect With a Growing Outer-Borough Footprint
Cheema's firm is identified as the architect for the Wakefield lot. Just weeks earlier, in July, Cheema filed plans for another concrete multi-family building featuring a penthouse and rear yard at 3038 Wilson Avenue in nearby Laconia, according to New York YIMBY's earlier reporting on that filing.
The developer behind the Richardson Avenue proposal, YU Holdings Inc., is headquartered in New York and operates in New York, New Jersey, and Arkansas.
Policy Tailwinds and a Nearby Precedent
The Richardson Avenue filing arrives as citywide zoning policy has shifted. The New York City Council's December 2024 “City of Yes for Housing Opportunity” amendment changed citywide zoning policy.
Nearby, that appetite for transit-adjacent density has already produced results. Radson Development built Wakefield Yards at 4641 Furman Avenue, an 11-story, 212-unit fully affordable housing development financed with $179.1 million that opened its housing lottery in July 2025 on the site of a former gas station, according to 6sqft. In March 2026, permit applications were also filed for a 12-story, 220-unit mixed-use building at 4541 Furman Avenue, following a 2022 rezoning that designated the block a Mandatory Inclusionary Housing zone, as Hoodline previously reported.
Planning Push Meets Quality-of-Life Concerns
The city has been actively courting more housing along this corridor. The Department of City Planning has hosted recent neighborhood planning workshops with residents and stakeholders to gather public input on potential rezoning and infrastructure upgrades along White Plains Road, with community members calling for new residential density to be balanced against infrastructure and job growth, per the Bronx Times.
