Club Studio is preparing to open a location inside Sugar Land's Riverpark Shopping Center, converting an existing LA Fitness at 19880 Southwest Fwy into the boutique fitness brand's newest Fort Bend County outpost.
The project carries an estimated construction cost of $5.5 million. WhatNow reported that Club Studio is working on another Greater Houston opening. The scope involves an interior remodel of the existing LA Fitness space, with major interior changes and limited exterior work, and the outlet notes there are no significant changes planned to existing occupancy or exiting. A Familiar Playbook Across Greater Houston
The Sugar Land project follows a pattern already visible elsewhere in the region. Club Studio previously opened a multi-floor facility at 3201 Louisiana St. in Midtown Houston in early 2026 inside a former 24 Hour Fitness space, establishing membership tiers at $134, $174, and $249 per month along with specialized HYROX training facilities, according to the Houston Chronicle. Fitness International LLC also filed plans for a $4 million interior renovation converting a 50,600-square-foot LA Fitness at 195 Yale St. in the Heights into a Club Studio, a project Hoodline detailed in its prior coverage of the Yale Street gym makeover.
Club Studio is also building a facility combining Suites 500 and 600B inside a seven-story building at 4411 San Felipe St. in River Oaks, an estimated $5.5 million project with a target completion date of July 2027, as Hoodline reported in its earlier piece on the River Oaks gym expansion. The River Oaks project is the third Houston-area Club Studio location, after Kingwood and Midtown. The Sugar Land site continues the company's approach of pairing standalone flagship real estate in wealthier corridors with interior conversions of existing LA Fitness properties.

Club Studio blends boutique fitness studios with traditional big-box gym equipment and amenities, according to WhatNow. The brand's offerings include HIIT, reformer Pilates, hot yoga, cycling, and boxing classes, alongside cryotherapy, hyper-ice recovery tools, and massage beds. Per the Club Studio website, the brand also offers top-of-the-line amenities, boutique studio classes, and wellness services, with integrated recovery services intended to help reduce muscle soreness, support overall wellness, and maintain performance.
Fitness International LLC launched Club Studio in 2022, opening its first location at a 40,000-square-foot space in the Oak Creek Shopping Center in Irvine, California, that December, per WhatNow's reporting. By late 2025, the company operated 15 Club Studio locations nationwide before announcing plans to scale the brand to 50 locations across major metropolitan areas. The brand's expansion plans target major metropolitan areas. Executive leadership at Fitness International had announced the 50-location target for major metros including Los Angeles, New York, Miami, and Houston, according to Athletech News.
The Company Behind the Buildout
Fitness International LLC, the parent company of LA Fitness, was founded in 1984 and now operates more than 600 clubs across North America with approximately 3.7 million members, generating roughly $2 billion in annual revenue. Financial ratings agency S&P Global upgraded its outlook on Fitness International in 2026, according to the Springfield Business Journal, noting that the operator benefitted from consolidating lower-performing traditional LA Fitness clubs while expanding its higher-margin boutique Club Studio brand.
The company's expansion has not come without friction. In August 2025, the Federal Trade Commission filed a lawsuit against Fitness International LLC in California federal court, alleging the company used unfair and deceptive practices to make membership cancellations difficult and illegally collected recurring fees.
