The nine-story Courtyard by Marriott overlooking the Ohio River in Covington has a new owner, and the 193-room hotel is about to get a multimillion-dollar makeover. Athena Hospitality Group closed on the purchase of the property at 500 W. Third St. on August 5, and the Florence, Kentucky-based firm says renovation work will begin in January 2027.
The deal was reported for an undisclosed sum, according to Athena Hospitality's chief operating officer, Devesh Patel, as Local 12 News reported. Patel said the more than $6 million renovation is designed to modernize the hotel while preserving its riverfront setting, according to a statement Athena Hospitality Group posted to Facebook. The hotel sits on 1.7 acres just west of the Clay Wade Bailey Bridge, and Kenton County assessment records show the parcel alone carried a standalone land value of $1.68 million before the sale, per LoopNet listing data.
Who's Behind the Purchase
Athena Hospitality Group was founded by partners Jayesh Patel, Devesh Patel, Vimal Patel and Nisarg Desai, who together bring more than 75 years of hospitality industry experience, according to the company's own account of its history. The firm is active in the hospitality industry and has a regional presence.
The Covington acquisition lands as Athena is also pushing a much larger project closer to home. In September, the Boone County Planning Commission recommended approval for the company's proposed $100 million, 15-acre development at 3700 Houston Road in Florence, per the outlet's report.
A Hotel in the Middle of a Riverfront Boom
The Courtyard's location is no small part of its appeal. It sits near the Covington Central Riverfront master development, which is being shaped into a walkable, mixed-use neighborhood, according to the City of Covington. Kentucky state leaders have proposed putting $150 million toward a joint educational campus on that same riverfront site for Northern Kentucky University's Salmon P. Chase College of Law and the University of Kentucky's regional medical school.
Construction is already underway next door on Riverstone Place, an $80 million, six-story mixed-use building that will bring 269 apartments and 8,000 square feet of retail space to the riverfront district, backed by industrial revenue bonds. Between that project and the university campus proposal, the hotel's neighborhood is shaping up to be one of the busiest development corridors in Northern Kentucky over the next several years.
Bridge Construction Looms Nearby
The hotel also sits close to active work zones for the Brent Spence Bridge Corridor project, where utility crews finished work along Third Street in mid-2026 ahead of companion bridge construction over the Ohio River, according to the Kentucky Transportation Cabinet. The corridor project will overlap with the hotel's renovation timeline and nearby infrastructure work.
Exactly what the more than $6 million budget will cover inside and outside the hotel, and whether the property will stay open to guests during the multi-phase renovation, has not been detailed publicly. The purchase price Athena Hospitality paid for the property also remains undisclosed.
