Former NFL quarterback David Carr and his wife, Melody, joined a grand-opening event for a new gated starter-home community in Clovis this month, teaming up with a Central Valley homebuilding family to sell three-bedroom houses starting at $400,000 in a state where the average home price tops $900,000. The development, called Traditions at Heritage Grove, sits on Cherry Lane near Minnewana Avenue and has already earned a local nickname: Gridiron Grove.
A Two-Year Passion Project Comes to Life
Sales at Traditions at Heritage Grove began earlier in September, and Bonadelle Neighborhoods and the Carr family marked the milestone with a grand opening block party on September 12 at 2348 N. Cherry Lane, according to Bonadelle Neighborhoods. The event, which showcased model homes and offered signed footballs to prospective buyers, capped roughly two years of collaborative design work between homebuilder John Bonadelle and Carr, who was the first overall pick of the 2002 NFL Draft by the Houston Texans and later won the 2012 Super Bowl with the New York Giants, according to the New York Post. Carr also suited up for the Texans, Giants and Houston before hanging up his cleats, and he attended Fresno State, where locals still remember him well.
Carr told the Post that the country still values what starter homes like these represent, saying family is still valued in America. He added that Clovis is special to his family and will always be home, and that starter houses with a community feel are needed, saying he believes in the development and wants the area to grow.
What $400,000 Actually Buys in Clovis
The community offers four home designs ranging from just over 1,200 to almost 1,900 square feet, per the Post's report. The largest floor plan, called the Encore, includes up to four bedrooms and two-and-a-half bathrooms, while every home features 9-foot ceilings, abundant windows, kitchen islands with sinks and breakfast bars, and phone charging stations in both kitchens and master bedrooms. Residents also get access to a shared pool and a pickleball court inside the gates.
That $400,000 entry price undercuts Clovis's broader housing market by a wide margin. The median sale price for homes across Clovis stood at $495,000 in August 2026, according to Resideline. Clovis homes were still moving briskly, averaging 85 days on market in late 2026 even as the broader California market cooled.
The Carr Family's Central Valley Ties Run Deep
David Carr's brother, Derek Carr, who played for the New Orleans Saints and Las Vegas Raiders, already owns a house near Traditions at Heritage Grove — a detail that underscores just how personal this project is for the family, per the Post. Another relative connection adds a lighter note to the launch: Austin and Kaleigh Carr are expecting a baby boy, the outlet reported.
The Carrs' partnership with the Bonadelle family taps into eight decades of Central Valley homebuilding history. John Bonadelle Sr. founded Bonadelle Neighborhoods in 1945, building starter homes in Fresno for returning World War II veterans, the builder's own history page notes.
Carr's own Fresno State legacy runs just as deep. He won the 2001 Johnny Unitas Golden Arm Award and the Sammy Baugh Trophy, had his No. 8 jersey retired in 2007, and was inducted into the Fresno Athletic Hall of Fame in 2017, according to Fresno State Athletics.
Starter Homes Below Clovis's Median Price
The $400,000 starting price is below Clovis's August 2026 median sale price of $495,000. Clovis is a suburban community in Fresno County.
The development also sits inside a much larger municipal growth push. Traditions is part of the Heritage Grove Specific Plan, a northern Clovis development planned to add more than 5,000 homes; its environmental document outlines 864,090 square feet of retail, according to the California Governor's Office of Planning and Research CEQAnet.
Clovis Unified School District is already planning for the wave of families these developments are expected to bring. The district was discussing the purchase of a 250-acre property east of city limits for a future multi-school educational complex built out over the next 20 to 30 years, and the school board was expected to act on a resolution in October, according to GV Wire. Traditions at Heritage Grove also sits near Clovis North High School and The Row Shopping Center, giving buyers quick access to Clovis Unified's schools and existing suburban retail. Clovis, located just north of Fresno in California's Central Valley, has previously landed on lists of the state's more affordable cities to live, including Hoodline's own coverage ranking it tenth statewide for affordability.
