The buyer, an entity called Meridian Coast LLC, is keeping its identity under wraps.

The sale, first reported by The Real Deal, was managed by a company tied to Ricardo Halfen, the spec home developer who serves as CEO of Treo Construction. Halfen and his wife, architect Stephanie Halfen of SDH Studio, acquired the then-vacant 0.65-acre site through the entity 255 OB LLC in April 2021 for $10.7 million, buying it from a trust managed by Lorena Zuccolillo, daughter of late Paraguayan media entrepreneur Aldo Zuccolillo, according to SDH Studio. The 255 OB LLC entity, based in North Miami Beach, is managed by Halfen alongside Tania Van Dam Murciano, per the same Real Deal report.

The finished estate spans roughly 17,500 square feet with seven bedrooms and 12 bathrooms, sitting on a 0.7-acre lot with 100 feet of waterfront. The property includes a guest house, a pool and a spa, the report notes. Additional amenities described in earlier marketing materials — including a rooftop pool and spa, a 75-foot lap pool, a private movie theater, and a wellness wing with a sauna and cold plunge pool — were highlighted in a Home Stories AI video tour of the finished home.

A Steep Discount From the Original Ask

The estate first hit the market in February 2026 asking $88.5 million, before most recently listing at $79.5 million. It ultimately sold for $69.5 million — a 20 percent discount off that original asking price, The Real Deal reported. Dina Goldentayer of Douglas Elliman held the listing but declined to comment on the sale.

Even with the markdown, the numbers still tell a story of outsized returns in Golden Beach's spec-home market. The property sold for nearly seven times what Halfen's entity paid for the raw land back in 2021, and it wasn't a fluke — the home led signed contract volume across Miami-Dade County's $4 million-plus luxury residential market during the week of August 17 to 23, topping 22 signed deals worth a combined $249.4 million, according to The Real Deal.

Neighbors Buying Up Land for Privacy

The sale fits a pattern playing out across Golden Beach, where wealthy homeowners have increasingly been buying property next door to or across the street from their main mansions, seeking more privacy and land for amenities like sports courts. Daniel Gonzalez, who owns a plastic surgery center, holds property just north of 255 Ocean Boulevard, while Philip and Maria Yang own the parcel to the south.

Elsewhere on the same street, a company led by David Rodriguez, president of Amicus Medical Group, paid $24 million for a waterfront home site at 625 Ocean Boulevard and reportedly plans to build a spec home there. Further down the block, a hidden buyer paid $52.6 million to acquire a waterfront home and adjacent lot spanning 387 and 395 Ocean Boulevard — 1.4 acres with 225 feet of ocean frontage — in a deal also brokered by Goldentayer. Software billionaire Phillip Ragon paid more than $90 million in 2022 for three adjacent Ocean Boulevard properties, part of the same land-assembly trend.

Why Golden Beach Commands a Premium

Part of what makes Ocean Boulevard so coveted traces back to the town's 1929 charter, which strictly prohibits high-rise condominiums, commercial development and retail businesses across Golden Beach's entire 0.42-square-mile footprint, according to the Town of Golden Beach. That's a sharp contrast with neighboring Sunny Isles Beach, where high-rise towers dominate the coastline. A1A is the only road into town, with a police guardhouse at the entrance.

The street has long attracted boldface names. English musician Eric Clapton famously named his 1974 album *461 Ocean Boulevard* after the Golden Beach home he rented while recording it, and the enclave's roster of past and present residents has included Tommy Hilfiger, Ricky Martin and Bill Gates. As of April 2026, the highest active oceanfront listing on the street was 355 Ocean Boulevard, asking $89 million for a 1.5-acre property with 250 feet of beachfront and approved plans for a 23,695-square-foot compound, per Coldwell Banker Global Luxury.

SDH Studio, the firm behind the estate's design, was named among the Top 50 Coastal Architects in the United States by *Ocean Home Magazine* for the sixth year running in 2023.
