The proposed project would reach 78 feet tall and include a cellar along with 19 enclosed parking spaces, replacing a two-story structure currently on the site.
According to New York YIMBY, the site sits adjacent to an entrance for the Kings Highway subway station, which is served by the F train, giving future residents a direct link to the rest of Brooklyn and Manhattan. The outlet reports the development is expected to yield 134,477 square feet in total, split between 115,522 square feet of residential space and 18,955 square feet of community-facility space.
Those numbers work out to an average unit size of about 1,167 square feet across the building's 99 planned residences, which the outlet notes makes it likely the units will be condominiums based on that scope. Kao Hwa Lee Architects is listed as the architect of record for the filing, per the same report.
Who's Behind the Project
Joel Landau is identified as the owner behind the applications and is associated with Emerald Developers, the same firm behind an adjacent ten-story development next door at 2080 McDonald Avenue, the report states. Demolition permits for the existing two-story building on the 2074 McDonald Avenue lot were filed this month, clearing the way for the larger project to move forward.
Site prep appears to already be underway in some form. A permit for an 8-foot construction fence at the address was issued July 30, according to sinra.ai, which lists VOLVY'S MANAGEMENT CORP as the contractor responsible for installing it. That fence filing carries an estimated project cost of $160, and specifies no change to use, egress or occupancy under that particular application.
No Timeline Yet
Despite the demolition and fence permits already moving through the pipeline, an estimated completion date for the full 99-unit building has not been announced, the report notes. For now, Gravesend residents near Avenue S and Kings Highway are left watching the lot as the paperwork for the taller replacement building works its way through the city's permitting process.
