Listing details reviewed by Coldwell Banker put the price at $1,827 per square foot.
A Tower Built to Set Records
The listing continues a pattern for the 79-story building, which has repeatedly produced some of Jersey City's priciest residential sales. In November 2021, a 2,500-square-foot penthouse on the tower's 76th floor sold for $4,438,500, setting the record for the most expensive condominium sale in Jersey City history at the time, according to Jersey Digs, which noted that deal topped another $3.9 million penthouse sale in the same building just six months earlier.
At approximately 900 feet tall, 99 Hudson Street is Jersey City's tallest building. It also ranks as the third-tallest residential condo tower in the country outside New York City and Chicago. Designed by architect Perkins Eastman, the tower occupies a full-block site near Exchange Place and includes 780 condominiums ranging from studios to expansive penthouses, per New York YIMBY's reporting.
Amenities and Access
Residents of the complex have access to roughly 65,000 square feet of private amenities, a footprint managed by concierge and amenity firm LivUnltd, per Coldwell Banker. The offerings span an 80-by-50-foot swimming pool with cabanas, landscaped outdoor lawns, al fresco dining areas and grilling stations, along with a 3,800-square-foot fitness center equipped for cardio, strength and circuit training, plus a studio for yoga, pilates and meditation.
The building's wellness facility includes wet and dry lounges, a steam room, hot tub, dry sauna, treatment and massage rooms, and a spa terrace, with on-site treatments available to residents by reservation, New York YIMBY reports. Additional amenities include a Hudson Club Room with a lounge, library, dining space and demonstration kitchen, a game room, business center, children's playroom, screening room, golf simulator and an outdoor dog run. The entrance features a private porte-cochere and triple-height lobby with full-time doorman and 24-hour concierge service. The Hudson-Bergen Light Rail sits just outside the building's doors, and the tower is near the PATH train at Exchange Place, the Paulus Hook Ferry and the Hudson River waterfront walkway.
A Tower With a Complicated History
The full-block waterfront site bounded by Grand, Hudson, Greene and York streets was originally envisioned for twin towers before plans consolidated into a single supertall tower.
The tower's early years after completion were not without friction. China Overseas America faced lawsuits from 99 Hudson buyers alleging problems with unit size and quality, Jersey Digs reported.
Plaza Construction served as the tower's general contractor.
Commercial Activity and Ground-Floor Space
Commercial tenants have taken notice of the space: in February, yogurt manufacturer Chobani signed a short-term 21,100-square-foot lease at 99 Hudson Street, Hoodline previously reported.
The debut of Residence 5700 puts another high-floor combination unit on the market in Jersey City. Whether high-floor combination units like this one move quickly remains to be seen.
