A new luxury townhome community is planned for Penrose Lane in Lenexa, just north of West 87th Street, with 10 lots now available for reservation starting at $925,000. The Residences at North Village is planned to include 61 two- and three-bedroom townhomes, positioning it as one of the more prominent new developments near Lenexa City Center.
According to kansascity.com, the project's planned amenities include a resort-style pool, a clubhouse, pickleball courts and a dog park. Many of the lots are expected to offer views of Lenexa City Center or Shawnee Mission Park, which sits north of the city center. Homeowners will reportedly have the option to customize their properties with upgrades and finishes, including elevators for accessibility.
The listings are being handled by Taner Neighbors of Keller Williams Realty Partners, who said the 10 lots are now available for reservation starting at $925,000. Neighbors said the location is part of what makes the community stand out, noting that residents will be able to walk to dinner, meet friends, enjoy the Lenexa Public Market and access the Lenexa Rec Center. The development is also described as offering access to Lenexa City Center restaurants, shopping and entertainment.
A Revived Plan Near AdventHealth's Campus
The project isn't entirely new. A developer had previously resurfaced a plan for upscale townhomes on an undeveloped parcel near AdventHealth's campus at Lenexa City Center, according to the Kansas City Business Journal. Neighbors said the development is meant to appeal to downsizers, professionals and buyers who want luxury-home space close to the city center.
How the Price Point Fits Johnson County's Market
The townhomes have a starting price of $925,000. Johnson County home values changed during 2024, the Johnson County Post reported.
Comparable Communities in the Area
The Residences at North Village enters a crowded field of upscale townhome and single-family communities across Johnson County. Bickimer Homes says it is building inventory homes in seven communities across Johnson County, Kansas, according to its own community listings. Its Century Farms community in Overland Park offers a resort-style pool, clubhouse, fitness room, pickleball courts and walking trails, with prices starting in the mid-$800,000s — putting it in a similar amenity tier to the Lenexa project, though at a lower entry price.
Other Bickimer communities price closer to or above the North Village starting point. One Overland Park community described as an exclusive new-home offering, with lake-view and greenspace homesites, starts in the $900,000s, while a South Overland Park community with a shelter, pool, pickleball courts and a soccer field also starts in the $900,000s. Closer to Lenexa, the company's Sunset Canyon community near Prairie Star Parkway and Mize Road advertises easy access to major highways, employers, shopping, dining, golf courses and outdoor recreation.
