
Union Lake Crossing, the 393,000-square-foot shopping center along State Route 47 in Millville, has reached 100% occupancy after a fresh round of lease signings, including an expanded physical therapy practice from Inspira Health, a new store for Rainbow Shops, and a location for the fast-growing chain Dave's Hot Chicken. The announcement caps a leasing streak that has steadily filled a power center that once struggled with empty storefronts.
According to ROI-NJ, Inspira Health has amended its existing lease at the center to add a 10,000-square-foot physical therapy facility in adjoining space previously occupied by Party City, with plans to open in fall 2026. That expansion builds on the health system's original 9,127-square-foot primary care practice at Union Lake Crossing, which opened in fall 2024 in a space once occupied by Pier 1, according to the Mid Atlantic Real Estate Journal.
Party City was the former occupant of the adjoining suite at Union Lake Crossing that Inspira later leased, per the same account. Mario Brunelli of R.J. Brunelli & Co. represented Irgang Group on both the Inspira deal and the two new retail leases, while Chelsea Reizner, also of R.J. Brunelli & Co., represented the landlord as well; Craig Levitan of Rendina Healthcare Real Estate represented Inspira Health, the ROI-NJ report notes.
Rainbow Shops and Dave's Hot Chicken Fill Final Vacancies
Rainbow Shops has signed a lease for a 5,200-square-foot store that will occupy space formerly held by Cato Fashions, while Dave's Hot Chicken is taking a 2,500-square-foot spot vacated by Moe's Southwest Grill. Both are expected to open later in 2026 or in the first quarter of 2027, the outlet reports. Kevin Healey of Goldfine and Company represented Rainbow Shops, and Shane Hart of Metro Commercial Real Estate represented Dave's Hot Chicken, according to the same source.
The new tenants join a lineup anchored by ShopRite and a Kohl's with an in-store Sephora, alongside sub-anchors Fun City Adventure Park, Ross Dress for Less, Old Navy, Staples, PetSmart, and Boot Barn, with a Target shadow-anchoring the property. The center's tenant mix includes grocery, discount apparel, and family entertainment.
From 72% Leased to Fully Occupied
The transformation traces back to November 2021, when Irgang Group purchased Union Lake Crossing from Goodman Properties while the power center was 72% leased, according to REBusinessOnline. The site had roughly 28% vacancy; former tenants included Pier 1, Dressbarn, and Party City, and Dick's Sporting Goods was no longer at the center. Since then, the landlord has backfilled more than 125,000 square feet of vacant space.
Foot traffic tells a similar story. Location analytics from Pacer.ai, reported by the Mid Atlantic Real Estate Journal, showed annual visits at Union Lake Crossing climbing 21%, from 4.2 million at the time of the 2021 acquisition to over 5.1 million in 2024. That growth coincided with the arrival of new anchors and tenant remodeling, the trade publication noted. Old Navy moved into a 15,000-square-foot space formerly held by Dick's Sporting Goods, and the center also added Rally House, Skechers, and the 30,000-plus-square-foot Fun City Adventure Park in the years leading up to the latest leasing round, according to SNJ Today.

A Broader Retail-to-Medical Shift
Inspira Health is using former Pier 1 and Party City retail suites for health-care space.
The Millville leasing news arrived as part of a broader September 14 announcement in which New York-based Irgang Group detailed leasing activity across its national portfolio, including new leases for Paris Baguette and Nothing Bundt Cakes at its Gilbert Gateway Towne Center in metro Phoenix, Arizona, per PR Newswire. Hoodline previously reported on that $85 million Arizona buy, backed by a $60 million loan from Citi for the 264,000-square-foot center. Beyond suburban shopping centers, Irgang Group also secured a $70 million construction loan from Dwight Mortgage Trust last November to build a 21-story, 180-unit mixed-use tower with 10,300 square feet of ground-floor retail plus 8,000 square feet of basement-level arts and entertainment space, totaling approximately 18,300 square feet, at 33-35 West 125th Street in Harlem, according to the Commercial Observer, a project that includes 30% designated affordable housing. Together, the moves point to a firm actively expanding across retail and residential markets in Arizona, New Jersey, and New York, with Union Lake Crossing standing as one of its most complete turnarounds yet.
