The Business Journals reported that Jamba Construction completed the house in 2026 and that the owners are seeking more space. An asking price, not a completed sale
The $32 million figure is an asking price, so it does not establish a new Belvedere or Marin County sales record. That distinction matters in a market where listings are reaching levels well above many documented transactions. The Ark reported that an $50 million asking price for the Crest, an eight-bedroom Belvedere estate, would exceed the county’s $47.5 million residential-sale record from 2015 if the property sold at that amount.
The same historical record also illustrates why asking prices and closed-sale data should not be treated interchangeably. The Ark reported that Belvedere’s Locksley Hall sold for $47.5 million in 2015, while it separately reported that designer Jony Ive bought the property for $43.5 million in 2025 as part of a four-home, $73 million purchase. Those figures describe different transactions and do not show that the current $32 million listing has attracted a buyer.
Belvedere’s high-end market in context
The new listing arrives amid a broader rise in Bay Area luxury values, although the available regional data covers a lower price band than 46 Cliff Road. Fortune, citing Redfin, reported that Bay Area homes priced from $3.1 million to $7.6 million rose 13.4% since November 2022, while lower-end home values fell 3.8%. That comparison indicates strength in one regional luxury segment; it does not predict whether a $32 million Belvedere property will sell quickly or at its asking price.
Belvedere’s limited accessibility also forms part of the backdrop. In a May 1, 2023 review, the California Department of Housing and Community Development said revisions to Belvedere’s housing plan were necessary for compliance. The review identified deficiencies in the city’s plan. Those findings concern housing policy broadly—not the availability or value of the specific waterfront home at 46 Cliff Road.
What remains uncertain
The immediate test for 46 Cliff Road is whether buyers will validate its $32 million valuation in an actual transaction. The property’s recent completion and the owners’ stated need for more room explain why it is back on the market, but they do not provide evidence about demand, negotiations or the eventual sale price. Until a closing is recorded, the listing is best understood as another high-end price test in a small, closely watched Belvedere market.
