Parts Town Unlimited has signed a lease for a sprawling 538,450-square-foot distribution facility in Pendergrass, Georgia, a Jackson County town of roughly 500 residents that will soon host the company's largest global fulfillment center. The facility is expected to bring more than 140 team members to the area and is designed to put parts closer to Southeast customers while cutting shipping times and costs.

According to WSB-TV, the warehouse will rely on robotic conveyance and planned AI-powered robotics for packing, shipping and receiving. Parts Town Unlimited signed the full-building lease for Building 1 at Jackson 85 North Business Park, located at 779 Parker Industrial Road, in a deal developed by Trammell Crow Company and joint venture partner CBRE Investment Management, according to Commercial Search. The Class A cross-dock building features 40-foot clear heights, 124 dock doors, four drive-in ramps, 185-foot concrete truck courts, parking for 171 cars and 148 trailers, and a watertight roof already prepped for solar panels, per the same outlet's reporting.

A Bigger Footprint Than Its Arizona Hub

The Georgia site will surpass the company's previous largest fulfillment center, a 427,000-square-foot facility in Litchfield Park, Arizona, that opened in December 2024 with an AutoStore system running 85 robots across 60,000 product bins, according to Digital Commerce 360. That Arizona facility was built to handle 4,500 daily orders. Parts Town's distribution network also includes global fulfillment centers in Chicago, Phoenix, and Munich, and the Pendergrass site will be the company's first LEED-certified global fulfillment center, with LEED certification focused on energy efficiency, resource conservation, and healthier indoor environments.

Bill Geary said the new global fulfillment center represents an important next step in the evolution of Parts Town's North American distribution network, and that it will help serve customers and manufacturer partners with greater speed, flexibility, and scale. The company plans to distribute genuine manufacturer parts for commercial foodservice equipment, residential appliances, and HVAC systems out of the new hub, and expects to move in by the end of 2026.

Same-Day Delivery Within a Two-Hour Drive

The new center is expected to enable delivery of parts to 93% of the United States within two days, with some parts reaching customers in as little as two hours. Local customers within a shorter radius will have access to same-day delivery or pickup. The Pendergrass site sits 13 miles from a FedEx Ground facility in Braselton and 20 miles from the Northeast Georgia Inland Port in Gainesville, giving it direct intermodal freight connections across Southeast supply chains, according to a LoopNet listing.

That kind of speed is already baked into Parts Town's operations elsewhere. The company deployed an AI-driven identification tool called PartPredictor and visual HVAC data plate scanners that helped drive a 355% increase in same-day delivery orders between January 2024 and January 2025, according to Digital Commerce 360, expanding its same-day delivery radius to 50 miles across 130 locations.

Private Equity Backing Fuels Rapid Growth

Parts Town Unlimited reported record annual revenue of $2.5 billion for 2024, supported by 245% five-year revenue growth between 2019 and 2024, according to Crain's Chicago Business. The company is backed by private equity sponsors Berkshire Partners, Leonard Green & Partners, and Roark Capital, and ranked 34th on Crain's Chicago Business Fast 50 list in 2025. It also appointed former Berkshire Partners operating partner Chris Dacey as Chief Strategy and Operations Officer in late 2024 and launched its Town Shares equity program in March 2025, granting ownership to all of its more than 5,500 global employees, per Business Wire.

Pendergrass Emerges As A Logistics Hub

Pendergrass sits along Interstate 85 at its intersection with U.S. Highway 129, roughly 60 miles northeast of Atlanta, and has quietly transformed into a regional logistics hub housing facilities for Amazon, Home Depot, Toyota, and Kubota. Jackson 85 North Business Park itself spans 215 acres, with Phase One including Parts Town's building alongside a 1,017,900-square-foot speculative facility, and Phase Two planned to add up to 1.48 million square feet across additional industrial sites, according to Commercial Search.

The town's industrial boom isn't limited to warehousing. Siemens announced plans in August to invest at least $185 million in a 550,000-square-foot advanced electrical equipment manufacturing plant in Pendergrass, creating more than 1,400 jobs in Jackson County. Between the Siemens project and Parts Town's new fulfillment center, a town of roughly 500 residents is now anchoring two of the region's largest industrial investments at once.
