Construction has advanced on Route 40, a seven-story apartment project at 1040 E. Colfax Avenue in Denver. The development is planned to contain 210 units and about 5,000 square feet of ground-floor retail, according to Naked Denver.
Development team and schedule
Consolidated Investment Group is the developer. Boka Powell designed the building, Symmetry Builders is handling construction and Gables Residential is expected to manage the property after it opens, according to Naked Denver. Units are expected to begin delivering in 2027, with leasing efforts scheduled to start that June.
Plans include an elevated pool deck with views of the Colorado State Capitol. The project website lists additional planned features including a dog spa, game room, ski and snowboard repair stand, private co-working spaces and a state-of-the-art fitness center, according to Route 40’s website.
Colfax surroundings
Route 40 is being built beside The Vixen, a seven-story, 344-unit apartment project developed by Kairoi Residential. The Vixen has delivered and is leasing, according to Naked Denver.
The site is also near a platform under construction at Colfax Avenue and Downing Street for the East Colfax Avenue Bus Rapid Transit project. The $280 million BRT corridor is planned to run in the center of Colfax between Broadway and Yosemite, according to the Regional Transportation District.
