Leasing has officially opened at The Wentwood, a residential complex at Frisco's Fields West development, offering studio, one-bedroom and two-bedroom units perched above the project's retail and restaurant spaces along Wentwood Avenue. It marks a milestone for the 55-acre urban village, which is expected to eventually house more than 1,100 total apartment spaces once fully built out.

The community was developed by Columbus Realty Partners, according to Community Impact. Apartment floor plans range from 366 to 1,462 square feet, and units feature stainless-steel appliances, tiled backsplashes, quartz countertops and hardwood-style flooring in the main living areas, per the same report. Columbus Realty Partners previously developed 12 Cowboys Way, a 17-story luxury residential tower at The Star in Frisco, a project that established the firm's high-end residential track record in the city, according to Frisco Chronicles.

Amenities Built for the Long Haul

The Wentwood is stacked with amenities meant to draw renters ahead of its phased opening: three resort-inspired swimming pools, three fitness centers, a resident lounge and sky lounge, indoor and outdoor social lounges, coworking spaces and an outdoor deck. The property also provides two dog parks, concierge services and a Luxer One package room, the report notes. Residents will have access to more than 25 miles of hike-and-bike trails, and the complex sits within walking distance of Frisco's Northwest Community Park.

“Multifamily has always been a key component of our vision for Fields West,” developer Fehmi Karahan said, according to the report. He added that the Wentwood apartments now leasing “represents another major step in bringing the Fields West vision to life.” The first phase is expected to be move-in ready by January 2027, with subsequent phases opening throughout 2027 and 2028, according to the release cited in the report.

An $800 Million Urban Village Takes Shape

Fields West itself is described as an $800 million, 55-acre urban village within the larger 2,500-acre Fields master-planned community, and it will ultimately include 360,000 square feet of shopping, dining and entertainment alongside 350,000 square feet of Class A office space. The broader Fields master plan, according to Wikipedia, is expected to cost more than $12.7 billion and encompass more than 10,000 homes, about 18 million square feet of commercial space, at least 12 neighborhood parks across 72 acres and a dedicated University of North Texas campus site.

Fields West has reached 75% pre-lease occupancy, with seven tenants added in July alone, including Flower Child, Lululemon and Warby Parker. Hoodline previously reported that the Fields West secured a $425 million construction loan and was roughly 70% pre-leased across retail, dining and fitness tenants ahead of its scheduled late-2027 phase-one commercial opening, with confirmed signers including Solidcore, SusieCakes, Sephora and Tecovas. Columbus Realty Partners co-founder Robert Shaw said the firm is “excited to be part of what is taking shape at Fields West,” according to Community Impact's report.

Building on Legacy West's Blueprint

Karahan previously built Plano's Legacy West urban village, which now houses corporate headquarters including Toyota Motor North America and Liberty Mutual, according to WFAA. Fields West sits within a broader master plan anchored by the PGA Frisco campus, which includes a headquarters building, the 500-room Omni PGA Frisco Resort and two championship golf courses, according to Construction Dive. Nearby, Universal Destinations & Experiences opened the $550 million, 32-acre Universal Kids Resort and its 300-room hotel in July, adding another major regional draw to North Frisco.

Growth Meets a Softening Rental Market

The Wentwood's debut comes as Frisco's population has swelled to an estimated 249,246 residents, up more than 20% since the 2020 Census recorded 200,509, with city demographers projecting eventual buildout near 330,000 residents, according to the City of Frisco. The new supply means The Wentwood's Class A units will be competing for renters against an expanding menu of nearby options as move-ins approach in 2027.

The leasing launch also puts attention on how apartments get built across Frisco more broadly.
