
A Jacksonville company is exploring plans for two new warehouses totaling 251,200 square feet on nearly 21 acres in West Jacksonville, near Commonwealth Avenue. JEA issued a service availability determination letter for the site on September 10 for N.G. Wade Investment Co. Inc., confirming that utility connections could be arranged for the undeveloped land at the southwest corner of Commonwealth Avenue and Imeson Road.
The letter is an early utility-coordination step, not a formal permit approval or a land purchase. Utility coordination is part of the planning process before any construction decision.
Planning materials for the proposed project include a conceptual site plan laying out two buildings. The Langan associate identified as the applicant has not responded to emailed requests for comment, the Daily Record reported.
N.G. Wade's Activity on Commonwealth Avenue
N.G. Wade Investment Co. is identified with the proposed project in this stretch of West Jacksonville. The Jacksonville Daily Record reported in 2022 that N.G. Wade sold about 39 acres at the northwest corner of Commonwealth Avenue and Imeson Road to InLight Real Estate Partners for $3.95 million. That land became the 502,250-square-foot Commonwealth Logistics Center.
How the Corridor Has Progressed
The earlier Commonwealth Logistics Center offers a point of comparison for the current proposal. According to the Jacksonville Daily Record, InLight's 2022 project involved about 39 acres and 502,250 square feet at the northwest corner of Imeson Road and Commonwealth Avenue after the company bought the land from N.G. Wade Investment Co. for $3.95 million. Unlike that project, which was in city permit review, the proposed two-building N.G. Wade development described here is at the utility-coordination stage and involves a different site configuration and building total.
The company has also worked the Commonwealth Avenue and Pickettville Road corridor with Pattillo Industrial Real Estate on the proposed $50 million, 1.1 million-square-foot WesJax Trade Center, a rail-served project the Daily Record covered in 2022. In February 2025, the Daily Record also reported on a JEA determination for Becknell's Lot 21.
Wetlands Limit the Buildable Footprint

The site's location is a big part of its appeal. It sits near Commonwealth Avenue and is west of Interstate 295 and Pickettville Road. Amazon has also been expanding nearby, having secured a $12 million building permit in July 2025 to add a 12,000-square-foot refrigerated area inside its 272,190-square-foot sortation hub at 1700 Imeson Road, according to CareerSource NEFL.
Westside Leads the City in Warehouse Space
The Westside is one of Jacksonville's industrial and warehouse submarkets.
Second-quarter market reporting also examined Jacksonville's industrial market and the effect of added supply on vacancy. Average asking rents held up despite the added supply.
Part of a Broader Westside Buildout
