A specialty coffee shop known for traditional Yemeni brews and inventive lattes is planning to land in Allen, with a renovation project on Stacy Road carrying an estimated price tag of $345,000. Arwa Yemeni Coffee is eyeing a space of more than 1,600 square feet for the new location, part of a broader expansion push across North Texas.
Where the Allen Shop Is Taking Shape
According to Community Impact, Arwa Yemeni Coffee is coming soon to Allen, with plans to renovate a more than 1,600-square-foot space on Stacy Road. A project filing with the Texas Department of Licensing and Regulation lists the address as 1536 E. Stacy Road, though that location detail carries lower confidence than the outlet's other reporting. Per the same filing, the renovation work has an estimated cost of $345,000.
Community Impact's reporting says construction is expected to wrap up in late January, though the article text itself does not specify a year. A separate project-tracking page, Zabalist, lists a scheduled completion date of January 31, 2027, for the filing — a date that reflects the project's paperwork rather than confirmation that construction has started or finished. That tracker also notes the Allen project's estimated cost sits above the median of $220,000 reported for similar renovation and alteration filings in Collin County, working out to roughly $215 per square foot compared with a $78-per-square-foot median for comparable filings.
What's on the Menu
Once open, the shop is expected to offer traditional Yemeni coffee and tea, including Sanaani coffee, Qishr, Mofawer, Jubani and Adeni tea, the same report notes. The menu will also include signature drinks such as the date matcha latte and sand dune latte, blending regional tradition with modern coffeehouse flavors. Arwa already operates locations in McKinney, Frisco and Richardson, and the chain has several locations across the Dallas-Fort Worth area.
The Allen plans follow a similar rollout in west McKinney, where Arwa's shop was also reported to offer Sanaani coffee, Qishr, Mofawer, Jubani and Adeni tea, according to a separate Community Impact report on the McKinney shop. Arwa isn't the only Yemeni coffee concept with a presence in Allen — Sayfani Coffee also has a location there and in Coppell specializing in a red-leaf Yemeni tea blended with cardamom and clove, per Texas Highways.
Part of a Bigger Expansion Wave
Arwa's push into Allen comes amid a broader surge in Yemeni coffee shops nationally. The number of such shops grew by 50% last year, according to Technomic data reported by Axios, which also found Chicago alone now hosts at least 27 Yemeni chain cafes along with roughly a dozen independent shops.
Reports differ on exactly how large Arwa's own Texas footprint has grown. WhatNow has reported that there are six Arwa Yemeni Coffee locations throughout Texas as the brand moves toward franchising, while CultureMap has reported the chain adding 12 locations across the state, with 15 more under construction including three in the Dallas-Fort Worth area. CultureMap also reports that Arwa's co-founders shifted the business to a franchise model to fuel that expansion, a shift that came alongside the brand's opening of a shop at 200 E. Abram St., Suite 150, in downtown Arlington — reported as Arwa's first location on the west side of the Metroplex.
No opening date or confirmation that construction has begun has been established for the Allen location. Readers interested in following the shop's progress can check Community Impact's coverage for updates as the Stacy Road space takes shape.
