Bellevue city officials and project partners have unveiled the first interior renderings of the Mattel Wonder Indoor Waterpark, giving residents an early look at a Barbie activity pool, a Hot Wheels slide tower and the rest of a year-round attraction set to anchor the city's Bellevue Bay Entertainment District. The reveal took place on October 1, following the city's September 22, 2026, signing of an exclusive negotiation agreement that will shape the next phase of development around the park.
A New Deal for 35 More Acres
The City of Bellevue has signed an exclusive negotiation agreement with Goldenrod Companies and American Resort Management to develop the second major phase of the Bellevue Bay Entertainment District, according to a City of Bellevue announcement. Over the next 120 days, the development team will work toward finalizing a Master Development Agreement covering roughly 35 acres of the city's developable ground, per the same announcement. As reported by 3 News Now, the planned development includes additional dining, amusement, retail and lodging amenities.
Harrison Johnson, Bellevue's director of economic and community development, described the agreement as a major step toward realizing the entertainment district's vision, 3 News Now reports. Johnson told the station the agreement represents a private investment between Mattel, Goldenrod Companies and American Resort Management that benefits the city through sales tax revenue. City officials hope to complete development of the entire 200-acre entertainment district within 20 years, according to the station's report.
Inside the Mattel-Themed Waterpark
The Bellevue Bay Entertainment District is the principal effort of Bellevue's Good Life Project, and the Mattel Wonder Water Park is the district's anchor project, the city's announcement states. The waterpark will feature Mattel brands including Barbie, Hot Wheels, Fisher-Price and UNO, according to American Resort Management. Planned attractions include a Barbie activity pool and FlowRider surf simulator, a Hot Wheels multi-slide tower, a Mattel Games-inspired lazy river and a Fisher-Price water-play structure, per a Mattel announcement carried by Yahoo Finance.
The venue is being built with a signature retractable roof and climate-controlled interior designed to allow year-round operation, the Yahoo Finance report notes. American Resort Management says construction has reached a milestone with completion of the building exterior and that signature retractable roof. The waterpark is planned to open at the end of 2027, the company's newsroom post states.
Conflicting Size Estimates
Reports differ on just how large the finished waterpark will be. The Mattel announcement carried by Yahoo Finance describes it as approximately 100,000 square feet, while Holland Basham Architects lists the project at 140,000 square feet and calls it the largest of its kind in Nebraska. Neither figure has been confirmed as final.
The Bellevue project is notable beyond its own city limits. It's described as the first major new construction venture to launch at any of Nebraska's state-approved Good Life districts, according to the Nebraska Examiner. The outlet also reports that the broader entertainment-centric site is projected to add more than $1 billion in value to the city's tax rolls over time.
Projected Payoff and Regional Context
City officials say the Bellevue Good Life District is projected to raise more than $300 million in sales tax revenue over the project's 30-year life, per the city's announcement. A Creighton University economist cited by KETV offered a similar projection, estimating the district could generate more than $300 million in sales tax revenue over 30 years. Holland Basham Architects separately projects the waterpark could draw millions of visitors annually and help jumpstart development of the broader entertainment district.
Bellevue's project is one of several Mattel is pursuing nationally. Mattel has confirmed four of five planned North American Wonder Indoor Waterpark locations, including Bellevue, Orlando, Bradley and Roanoke Rapids, according to Martin Aquatic. A proposed Orlando-area version includes a 95,000-square-foot indoor park with its own retractable roof, a tower up to 100 feet tall and a separate 45,000-square-foot entertainment building, per Attractions Magazine. Mattel plans five Wonder Indoor Waterpark locations across North America in total.
