A free public open house on October 30 will mark the official debut of Terrace Homes, a 74-unit independent living neighborhood that just added 160,000 square feet to the Morningside at Menger Springs senior living campus in Boerne. The ribbon cutting runs from 10 a.m. to noon at 910 Tradition Circle, with tours offered of the new homes built toward the rear of the complex off Interstate 10 East.
The $32.7 million project is the first of two planned expansions for the faith-based senior living community, according to the Boerne Star. Terrace Homes offers pet-friendly one- and two-bedroom floor plans ranging from 946 to 2,600 square feet, each with a private patio or balcony, and residents will have access to a clubhouse, fitness center, outdoor amphitheater, covered pool, and other wellness amenities, per the developer. Morningside at Menger Springs CEO Patrick Crump said the new neighborhood represents the next chapter of the commitment to providing exceptional senior living experiences, adding that the community looks forward to welcoming the public to see what makes the campus special.
Terrace Homes took shape after Morningside Ministries acquired an additional eight acres adjacent to the original 34-acre campus along Menger Creek, expanding the property's total footprint to 42 acres, according to a PR Newswire release from September 2023 that said construction was slated to start in November. The campus already offers independent living, assisted living, memory care, and long-term care, per the developer.
A Second, Even Bigger Expansion Looms
Even before Terrace Homes wrapped construction, Morningside Ministries was already planning its next move. Morningside Ministries is planning a second expansion, known as The Vistas, amid demand from people seeking to be closer to family in Boerne.
The Vistas is planned as a $45 million, 51-unit independent living apartment complex offering one-, two-, and three-bedroom units, due to open in 2027. The project is being built by Metropolitan Construction with units averaging 1,836 square feet, sized to accommodate seniors looking for larger floor plans during the downsizing process, according to the same Community Impact report. The Vistas is planned as the final expansion on the Menger Springs campus.
Why Boerne Keeps Building for Seniors
The back-to-back expansions reflect a demographic reality playing out across Kendall County. About 20.4% of Kendall County's 48,567 residents are 65 or older.
Morningside Ministries, the nonprofit behind the campus, has been a community leader since 1961. The campus functions as a Continuing Care Retirement Community. That model guarantees residents lifetime housing and access to higher levels of care as their medical needs evolve.
Growth Pressures Beyond the Campus Gates
Morningside's expansion arrives amid a broader wave of residential growth across Boerne. One multi-family project elsewhere in the city faced pushback over traffic and sprawl, including a 324-unit apartment complex that broke ground off Interstate 10 after five years of planning, Hoodline previously reported.
For now, the Morningside campus is focused on October 30's open house, where residents and prospective buyers can walk through the finished Terrace Homes units before attention shifts to The Vistas and its 2027 opening.
