Chestnut Park at Cleveland Circle, a Benchmark assisted living and Mind & Memory Care community in Brighton, has opened 10 new studio, one-bedroom and two-bedroom residences along with a brand-new Bar & Bistro for residents and their guests. The additions mark a visible milestone in an $8 million community-wide renovation underway at the Sutherland Road property, with the full project expected to wrap by early 2027.

The new apartments, in varied floor plans, are now available to prospective residents, according to prweb.com. The Bar & Bistro is designed as a gathering place for food, refreshments and live entertainment, giving residents and visitors another social hub inside the community. Jessica Sacco said, “We're thrilled to welcome residents and families into these beautiful new spaces,” adding that the new apartments give more seniors an opportunity to become part of the community.

What's Still to Come at Cleveland Circle

The newly opened residences and bistro are only part of a larger overhaul still in progress. Plans call for six additional one-bedroom apartments, along with a new lobby, a Club Room and a study, the report notes. A refreshed dining room featuring a demonstration kitchen and a dedicated art room are also planned as part of the broader renovation, expected to be finished by early 2027.

Beyond those common spaces, Chestnut Park is updating its hair salon, and the third-floor Mind & Memory Care neighborhood — which serves people living with Alzheimer's disease and other forms of dementia — is refreshing its dining and living room spaces. The community, located at 50 Sutherland Road in Brighton, has provided assisted living and Mind & Memory Care services in the Boston area for more than 30 years, with tenured associates available around the clock to provide personalized support, per the same account. It sits within walking distance of the MBTA and the Chestnut Hill Reservoir, and residents have access to chef-prepared dining, programs, outings and wellness amenities.

A Separate Proposal Points to Even More Growth

Apart from the renovation detailed in the announcement, municipal project records reviewed by bldup.com show the Sutherland Road building currently consists of 84 units along with a child day care facility. Separately, Benchmark has proposed adding 16 more assisted-living units at the property — 10 in space being vacated by the daycare facility and six more in underutilized ground-floor space, according to a related bldup.com post. That proposal also outlines internal upgrades to common areas and exterior improvements, including landscaping and a new balcony space for memory-care residents.

Senior Housing Investment Ripples Across Massachusetts

Chestnut Park's renovation lands amid a wave of senior-housing investment across the Boston area. Rogerson Communities is refinancing and renovating the 135-unit Beacon House in Boston's Beacon Hill with $26.4 million in MassHousing financing that includes a long-term extension of affordability, per MassHousing. MassHousing separately financed $14.5 million toward refinancing, renovation and an extended affordability period of at least 24 years at the 76-unit Farnsworth House for low-income seniors in Boston.

Other projects point to the same trend. A $38 million MassHousing financing package is intended to benefit elderly and disabled residents at Center Communities of Brookline across 98 units, according to NCSHA. In Somerville, WinnDevelopment began a $17.3 million renovation of a housing community for older adults, as reported by Affordable Housing Finance, while a vacant former convent in South Boston is being converted into 36 affordable senior apartments with $7.76 million in tax-exempt financing, per the Boston Real Estate Times. Broader industry data cited by NIC indicates that occupancy across senior-living property types increased in the fourth quarter of 2025 as high demand met limited new construction.
