The AC Hotel Atlanta Buckhead, the 166-room property tucked inside Phipps Plaza, has a new operator. Spartanburg, South Carolina-based OTO Development has taken over management of the hotel, ending a decade-long run by Interstate Hotels & Resorts and its corporate successor, Aimbridge Hospitality.

The hotel opened in October 2016 as Georgia's first AC Hotel property and was, at the time, Buckhead's first newly built hotel in eight years, according to GlobeNewswire. The six-story building was designed by Atlanta-based architecture firm Cooper Carry and developed through a joint venture between Simon Property Group and Noble Investment Group. Interstate Hotels & Resorts ran the property for its first several years before merging with Aimbridge Hospitality in 2019, a shift that carried the management contract forward until this month, as reported by Atlanta Business Chronicle.

Simon still owns the hotel, and the company's senior vice president of mixed-use, Patrick Peterman, said the AC Hotel plays an important role in how visitors experience Phipps Plaza, which he described as having transformed into a mixed-use destination with luxury retail, dining, hospitality, wellness and office space, according to Boutique Hotelier USA. That transformation has been years in the making: Simon's roughly $300 million Phipps Plaza redevelopment replaced a former Belk department store with the 152-room Nobu Hotel and Restaurant, the 13-story One Phipps Plaza office tower, and a 90,000-square-foot Life Time athletic center.

What OTO Development Is Bringing to Buckhead

OTO Development, which operates under parent entity The Johnson Group, now manages 57 upscale select-service, lifestyle and extended-stay hotels nationwide totaling more than 8,700 rooms, per the same account. The company was founded in 2004 and runs properties across Marriott, Hilton, Hyatt and IHG brands. Adding the Buckhead property brings OTO's AC Hotels footprint to 11 locations, joining existing management posts in markets like Times Square, Bethesda, Naples, Chapel Hill and Spartanburg.

OTO Development CEO Rob Rain said the company was excited to add the property to its portfolio, calling the AC Hotel Atlanta Buckhead a natural fit for OTO. The hotel's amenities include three suites, 1,258 square feet of meeting and event space, a European-inspired breakfast served at the AC Kitchen, and cocktails, light bites and shareable plates at the AC Lounge. Guests also have access to an outdoor patio, a 24-hour fitness center and an indoor whirlpool.

A Broader Southeast Push

The Buckhead hotel is described as expanding OTO Development's presence throughout the Southeast and advancing the company's national growth strategy. The takeover arrives the same month OTO continues work on The Morgan Hotel, a 152-room Curio Collection by Hilton property planned for downtown Spartanburg featuring a rooftop pool and meeting space, with an opening targeted for late 2027 as part of a hometown mixed-use redevelopment, according to OTO Development.

Marriott International has also recognized OTO Development with CONNECT Awards for Best Collaborator in 2026 and inducted the company into its Partnership Circle Hall of Fame for property performance and guest satisfaction scores. While OTO continues to expand, Aimbridge Hospitality has not exited metro Atlanta entirely — the firm still manages other area properties, including the Aloft Atlanta Downtown by Marriott and the Atlanta Marriott Alpharetta.

A Mixed Lodging Season Heading Into the Handoff

The management change comes after a mixed summer for Buckhead hotel operators. High-profile team stays at nearby luxury hotels during the FIFA World Cup matches hosted in Atlanta did not translate into a broad occupancy surge across the submarket, according to Atlanta Business Chronicle's reporting. New management is often tasked with pushing occupancy and average daily rates higher following a major event, though it remains to be seen how OTO Development approaches that challenge at the Buckhead property.

The deal also fits into a wider pattern of ownership and management activity around the AC Hotels brand this year. In August, Highline Hospitality Partners acquired the 343-room dual-branded AC Hotel and Element San Antonio Riverwalk, part of a broader 2026 trend of institutional investors and operators actively trading AC Hotel properties in urban commercial centers, according to Daily Lodging Report - Skift. Select-service lifestyle brands like AC continue to draw heavy capital investment nationally, a dynamic now playing out in Buckhead as OTO Development settles into its newest address.
