A major distributor of kitchen cabinetry and stone countertops has locked down the last available space at one of Charlotte's industrial parks, pushing the three-building campus to full occupancy. Sims-Lohman signed a 58,604-square-foot lease at SilverPark North, a deal that will send the company into a Class A building at the property, with the relocation scheduled for 2027.
The lease brings SilverPark North to 100% leased, according to citybiz.co. The outlet describes SilverPark North as a three-building industrial park encompassing 305,000 square feet, though developer M. David Properties describes the campus on its own website as a 300,000-square-foot industrial park at the intersection of Old Statesville and Hucks roads. The discrepancy between the two figures was not resolved in available materials.
Sims-Lohman is described as one of the nation's leading distributors of cabinetry and a fabricator of granite and quartz countertops, per the same citybiz.co report, which states the company annually distributes more than 50,000 new kitchens and 20,000 fabricated countertops. As reported by Charlotte Business Journal, the company will relocate into a Class A building at SilverPark North, with the move slated for 2027.
A Campus Built in Phases
SilverPark North's third building opened in 2025, the report notes. The first building in the campus, SilverPark North I, is a 105,384-square-foot industrial facility featuring 32-foot clear heights, 20 dock-high doors, two drive-in doors and a 2,501-square-foot speculative office suite, according to rebusinessonline.com.
That same account notes that SilverPark North II and III are both fully occupied, with logistics firm Veho leasing a 60,932-square-foot space at SilverPark North III. Earlier this year, last-mile delivery company Pace Runners moved into a 46,000-square-foot space at SilverPark North I, according to a January announcement from JLL.
JLL Executive Managing Directors Brad Cherry and Matthew Greer lead marketing and leasing efforts for SilverPark North on behalf of M. David Properties, citybiz.co reports. JLL Vice President John Kincaid represented Sims-Lohman in the lease transaction, the outlet adds.
Charlotte's Industrial Market Keeps Tightening
The SilverPark North deal lands amid a broader run of strength in Charlotte's industrial sector. Leasing volume surged 51% quarter-over-quarter to 3.85 million square feet in the second quarter of 2026, according to citybiz.co's report on the market. JLL separately noted that vacancy rates have continued to tighten, down 80 basis points from the previous quarter, with manufacturing and logistics users remaining key drivers of the market's growth and tenant requirements favoring high-quality Class-A space like SilverPark North.
Absorption figures for the quarter vary depending on the source. Citybiz.co reported net absorption of 993,000 square feet in the second quarter of 2026, with year-to-date absorption reaching 1.34 million square feet. A separate Colliers report put net absorption for the quarter at 1.02 million square feet, with year-to-date absorption exceeding 2.1 million square feet, and said Charlotte's industrial vacancy rate increased slightly to 8.24% as 1.3 million square feet of new deliveries outpaced that absorption. Colliers added that despite the modest uptick, vacancy remains below year-ago levels and market fundamentals continue to stabilize, with construction activity rising to 6.1 million square feet underway, concentrated largely in the Airport/West, York County, Union County and North submarkets.
A Shortage of Big Spaces Looms
Even with construction activity rising, the region faces a structural gap in its largest industrial inventory. Absorption has outpaced new deliveries in Charlotte's industrial market for five consecutive quarters, according to a Charlotte Business Journal report citing CBRE analysts, who warned that a shortage of large speculative industrial buildings could cause the region to miss out on major tenants. The same report found that Charlotte's industrial market faces a shortage of large warehouse spaces, prompting developers to weigh new construction in surrounding counties.
For now, SilverPark North stands as a fully leased example of the kind of Class-A product that's in short supply across the metro. With Sims-Lohman set to move into its new building in 2027 and the rest of the campus already occupied by tenants including Veho and Pace Runners, the park's three buildings illustrate just how quickly quality industrial space is being absorbed in Charlotte even as the broader market grapples with where its next wave of large-scale inventory will come from.
