Cantina Monarca, the upscale Mexican restaurant and tequila bar that has drawn crowds to downtown Bellevue since 2022, is planning to open a second, much larger location on Seattle's Lake Union waterfront. The restaurant has signed a 20-year lease at Vulcan Real Estate's Lake Union Piers development, with an opening targeted for summer 2027.
A Flagship With Space Needle Views
According to a company press release, the new location is described as expanding to Seattle with an extraordinary new flagship location set to open next summer at Lake Union Piers. The space is planned at roughly 11,000 total square feet, split between about 8,300 square feet indoors and 2,700 square feet of outdoor patio, with sweeping views of Lake Union and the Space Needle built into the design. The lease itself was confirmed by the Puget Sound Business Journal, which reported Cantina Monarca has signed a 20-year lease at Lake Union Piers.
Bernie Garcia, founder of Cantina Monarca and president of Elev8 Hospitality Group, said that creating restaurants and spaces that bring people together has always been his passion. He added that the Seattle project will elevate what the founders have learned and aims to create a restaurant Seattle locals and visitors will enjoy returning to, as reported by KIRO 7 News Seattle.
Design Leans Into Greenery and Natural Materials
The Seattle concept is being designed by award-winning architect Gulla Jonsdottir, per the company's release, with lush greenery, natural materials, striking architectural elements and an expansive bar among the planned features. That design direction fits the broader character of Lake Union Piers, a five-acre waterfront property at the southern edge of Lake Union that emphasizes terraced seating, shoreline plantings and patios built to make the most of the water views, according to Vulcan Real Estate.
The property spans 60,000 square feet across four buildings, with 40,000 square feet set aside for new food, drink and shopping concepts, Vulcan Real Estate notes. The site has become a magnet for restaurant expansions: Benihana is also returning to Seattle with a nearly 9,000-square-foot restaurant at the same redeveloped waterfront property, the Puget Sound Business Journal reported. That same outlet noted that recent plans for other restaurants at the site have fallen through, underscoring how competitive the race for waterfront space has become.
Roots Trace Back to a 1978 Family Restaurant
Cantina Monarca's owners trace their restaurant history in the region back to 1978, when they opened Moctezuma's Mexican Restaurant, their first establishment. Moctezuma's now has locations in Tacoma, Gig Harbor, Southcenter and Silverdale, while Cantina Monarca itself opened its first restaurant in Bellevue in late 2022 at 504 Bellevue Way NE, according to WhatNow.
Where Moctezuma's has a traditional, family-style dining approach, Cantina Monarca was built as a more elevated concept, known for more than 100 world-renowned tequilas alongside Mexican cuisine with vegan and gluten-free options, the Bellevue Downtown Association has written. That same account describes how founder Arturo Garcia had already outgrown Moctezuma's original Tacoma space by 1988, moving the restaurant just a decade after it opened to keep up with demand — a pattern of expansion the family appears poised to repeat with Cantina Monarca's jump across Lake Washington.
Part Of A Broader Waterfront Push
The Seattle flagship also arrives amid a sustained push by Vulcan to reshape the Lake Union Piers property, which the real estate firm has spent the past four years repositioning around food, drink and entertainment, according to The Registry. Cantina Monarca's arrival, alongside Benihana's return, suggests the waterfront site is emerging as a dining destination in its own right as the 2027 target date approaches.
