Century Communities is throwing open the doors on a new 87-lot subdivision in Enumclaw this Saturday, releasing its first homes for sale starting in the high $700,000s at a grand opening event running from 10 a.m. to 6 p.m. The community, called Rainier Ridge Estates, sits at 44807 244th Avenue SE and marks the national homebuilder's latest bet on South King County's appetite for new construction.

According to a release detailed by StreetInsider, Saturday's event lets prospective buyers explore homesites and floor plans, tour the furnished Shenandoah model, meet the builder's team, and learn about limited-time financing offers, with refreshments and activities on site. A separate proposal for the site covers 24.52 acres and 97 lots.

Floor Plans Range From Ramblers to Five-Bedroom Two-Stories

Rainier Ridge Estates will offer 10 floor plans ranging from 2,099 to 3,283 square feet, mixing single-level rambler designs with two-story layouts. Homes come with three to five bedrooms, two to 3.75 bathrooms, and two- to three-car garages, and select plans add vaulted great rooms, multigenerational living options, and three-car garages on expansive or cul-de-sac homesites. The entry-level Biscayne plan is a 2,099-square-foot rambler with three bedrooms and two bathrooms, while the five-bedroom, 3.5-bath Garrett tops out the lineup at 3,283 square feet as a two-story design. The Shenandoah model serving as the grand-opening showcase features 2,949 square feet, a main-level guest suite, and a covered patio.

“Rainier Ridge Estates gives Enumclaw buyers space, choice, and access to the outdoors, with 10 floor plans,” division president Mick Cermak said, per the release carried by StreetInsider. The subdivision falls within the Enumclaw School District, with students zoned for Sunrise Elementary School, Enumclaw Middle School, and Enumclaw High School. Outdoor access is part of the pitch too: the site sits roughly 4 miles from Pinnacle Peak Park, 8 miles from Nolte State Park and Deep Lake, 15 miles from Foothills Trail, and about 40 miles from Mount Rainier National Park, with Sea-Tac International Airport roughly 32 miles away.

Pricing and the King County Market

Rainier Ridge Estates' starting price is in the high $700,000s. Even so, those prices remain lower than the broader King County market, where the countywide median home price was $849,000 in September 2026, per Beyond Real Estate. That gap helps explain why builders keep pushing south toward Enumclaw, where buyers priced out of Seattle and Bellevue can still find new construction within driving distance of the city.

Century isn't alone in betting on Enumclaw's upper-tier housing market. Regional builder Trumark Homes lists a Boise Creek home for $849,950, according to Trumark Homes. The 244th Avenue SE site is zoned R-2.

Growth Pressures Behind the Building Boom

The development push tracks with Enumclaw's steady population growth. The city's estimated population reached 13,275 in 2026, a 5.25% increase since the 2020 federal census, according to World Population Review. Median household income in Enumclaw has also climbed to an estimated $121,250, significantly above the national median — a figure that helps explain local buying power for higher-priced new construction even as the subdivision's price tag outpaces the area's existing housing stock.

Century Communities buyers can also complete the purchase process online, selecting an available home, clicking buy now, submitting a form and earnest money deposit electronically, and signing a purchase contract via DocuSign. The company has described itself as one of America's most trustworthy companies, a distinction it says Newsweek has awarded for four consecutive years, and it operates in 16 states and more than 45 U.S. markets under both the Century Communities and Century Complete brands, offering mortgage, title, insurance brokerage, and escrow services in select markets through subsidiaries. Century Communities, Inc. trades on the New York Stock Exchange under the ticker CCS.

Part of a Bigger National Expansion

Rainier Ridge Estates arrives as Century Communities continues a run of growth nationally. The company closed 10,792 homes and generated $4.12 billion in gross revenue in 2025, landing it at number 10 on Builder Magazine’s 2026 Builder 100 list. More recently, the builder reported delivering 2,506 homes and generating $927.2 million in revenue during the second quarter of 2026 alone, expanding its active community count to a company record of 330 locations, according to a PR Newswire report.

The Enumclaw launch comes just weeks after Century made a much larger national move, acquiring 75-year-old Texas homebuilder HistoryMaker Homes in a deal that tripled the company's active community footprint in the Dallas-Fort Worth metroplex, as Hoodline previously reported. Together, the two moves show a builder expanding on multiple fronts at once, from a Texas acquisition spree to a modest subdivision opening on a quiet stretch of 244th Avenue SE in Enumclaw.
