CertainTeed has expanded its footprint in Claremont, North Carolina, by leasing an entire industrial building spanning roughly 396,000 square feet at 2555 Penny Road. The building materials manufacturer, a subsidiary of Saint-Gobain, will use the space for storage and logistics to support products distributed throughout the region.

The move was detailed by The Business Journals, which reported that CertainTeed expanded its Catawba County operations by leasing the 395,990-square-foot building. The same report states that CertainTeed employs 260 people in Claremont, though a separate Saint-Gobain plant facts sheet for the CertainTeed Siding operation in Claremont lists 185 employees — the two figures are not reconciled and may reflect different operations or timeframes.

The Penny Road property itself recently changed hands. Maguire Hayden Real Estate sold the 395,990-square-foot industrial building to Box Equities for $22.1 million, according to REBusinessOnline. The outlet reports the building is fully leased to CertainTeed, which it describes as a wholly owned subsidiary of global building materials manufacturer Saint-Gobain.

A Closer Look at the Building's Footprint

Per the same account, the property sits on approximately 17.9 acres and includes 364,000 square feet of warehouse space. The site features 24 dock-high loading doors, clear heights ranging from 14 to 20 feet, and truck courts measuring between 135 and 185 feet, along with dedicated trailer parking and 109 car spaces, the report states. The building was originally constructed in 1986 and renovated in 2011, the article notes.

REBusinessOnline also reports that Maguire Hayden originally acquired the property through a sale-leaseback transaction before leasing the entire building to CertainTeed, a structure that preceded this month's sale to Box Equities. For its part, Box Equities describes the acquisition differently in its own property materials: a page from Box Equities states that in October 2026, the firm, in partnership with PIMCO, acquired 2555 Penny Road as a 400,000-square-foot industrial facility in Claremont — a figure that differs slightly from the 395,990 square feet cited elsewhere. Box Equities confirms the property is 100% leased to CertainTeed, which it calls a leading North American manufacturer of building materials and a subsidiary of Saint-Gobain.

Part of a Broader Catawba County Investment Wave

The Claremont deal lands amid a stretch of manufacturing investment across Catawba County. Earlier this year, Prysmian North America announced a planned $1 billion expansion in Claremont expected to add 385 jobs and a new glass factory to its cable manufacturing campus there, as reported by The Business Journals in the same outlet that covered the CertainTeed lease. The Catawba County Economic Development Corp. says it has assisted in the creation of more than 30,600 jobs and over $10.8 billion in investment in the region since 1978, including more than 1,600 jobs tied to projects between 2022 and 2026.

Other recent projects tracked by the Catawba County EDC include a $27.8 million expansion from Millwork & Panel LLC announced in December 2023 that was expected to create 48 new jobs. Taken together, the announcements point to sustained industrial demand in the area, with CertainTeed's newly leased Penny Road building standing as one of the larger logistics footprints to land in Claremont this year.
