A sprawling data-center campus near Price Road and Innovation Street in Chandler is entering its next growth phase, according to the Phoenix Business Journal, as Aligned Data Centers continues building out two mega-facilities that were first announced with a combined 400 megawatts of planned capacity. The expansion comes as Arizona cements its place among the top data-center markets in the country, even as power and water pressures mount across the region.

Two Mega-Buildings Anchor the Price Road Corridor

Aligned Data Centers first announced land acquisitions for two new Phoenix-area mega campuses back in 2022, with the pair designed to deliver 400 megawatts of combined capacity, according to azbex.com. One of those buildings, known as PHX04, sits at the northeast corner of Price Road and Innovation Street and was planned to total 396,343 square feet at buildout. The outlet reported that its foundation permit was issued in June 2022, construction began that summer, and the building permit followed in October.

Across the intersection, the second facility, PHX06, was in design and administrative design review as a two-phase project totaling 456,946 square feet at the southeast corner of Price Road and Innovation Street, per the same azbex.com account. Aligned reportedly paid $115 million for the PHX06 site, which included a 456,000-square-foot office building, an 11,000-square-foot storage building, and a 17-acre parking lot. Permit records reviewed by mlq.ai list the Aligned PHX06 facility at 2955 W Innovation St. in Chandler, with Aligned Data Centers (Continuum) PropCo LLC as the applicant and the site's operating status listed as “Not Yet Installed.” Those same records show Maricopa County issued a minor air permit for the PHX06 facility.

Power and Water Numbers Behind the Buildout

The broader Price Innovation Campus, a 40-acre site near Price and Dobson roads, is planned to include the data center plus five additional buildings, according to the Phoenix New Times. A development agreement tied to the project would authorize the facility to draw an average of 48,631 gallons of water per day, or roughly 17.75 million gallons annually, the outlet reported. The same agreement would allow the data center to receive 150 megawatts of electricity from Salt River Project.

The Price Innovation Campus is part of the broader Phoenix-area data-center buildout, with its planned 150-megawatt electricity supply illustrating the scale of power involved.

Ownership Shakeup and a Market Under Strain

Aligned Data Centers itself changed hands recently. AIP, MGX and BlackRock's Global Infrastructure Partners completed an acquisition of 100% of Aligned's equity in a deal that closed on July 21, 2026, valuing the company at roughly $40 billion in enterprise value, according to a company press release. The release described Aligned's portfolio as spanning 51 campuses with more than 6.4 gigawatts of operational and planned capacity nationwide.

Arizona ranks among the top five states nationwide for data-center capacity, and the state's market is projected to double within two years, according to the Phoenix Business Journal, which reported on the Chandler campus's continued expansion. Additional projects are in the pipeline across the state, and Maricopa County is part of that buildout.

Water Concerns Loom Over Rapid Growth

Water use remains one of the thorniest questions tied to the industry's expansion. As planned facilities move forward, water and energy needs remain part of the discussion around data-center growth in the Southwest.

Chandler is not the only site of data-center development in the Phoenix area. Google, for its part, broke ground on a data center in Mesa in 2023, according to apmresearchlab.org, and operates a separate campus in Midlothian, Texas, where it filed plans for a fifth data-center building as part of an estimated $880 million investment, per datacenterdynamics.com. That Texas push is part of a broader $40 billion commitment Google announced in November 2025 to expand its cloud and AI infrastructure in the state through 2027.

Whether Google or Oracle have specific arrangements tied to the Chandler campus itself was not independently confirmed in available public records. What is clear is that Aligned's Price Road buildout continues alongside a statewide race to add capacity even as power and water questions linger unresolved.
