A $600 million, two-tower development is headed for the northern edge of Knox-Henderson, with plans calling for a 30-story hotel-and-condo tower and a 20-story residential high-rise sharing a 2.2-acre site beside the Katy Trail. The project, called Ivy Park and The English, would sit along McKinney and Webb avenues near Highland Park, with underground parking shared between the two buildings.

The plans come from 3-O Real Estate Partners, led by developer Jonas Woods, according to Dallas News. Ivy Park is envisioned as a 400-foot hotel and residential tower with 30 stories, while The English would rise 20 stories and 240 feet on the south side of the project, per the same report. Both towers are planned to sit beside a garden-like green space connecting the site to the Katy Trail, with Ivy Park facing that garden from the north.

What Each Tower Would Hold

Ivy Park is designed to include a 97-room boutique hotel alongside 63 multimillion-dollar for-sale condominiums, the station's report notes. The building's first two floors would house lobbies, restaurants, the hotel pool and other amenities, with residential amenities, a second pool and a spa planned for the third floor. The hotel itself would occupy floors four through nine, with condos filling floors 10 through 30.

The English, meanwhile, is planned for 90 condo units that could ultimately be sold or rented depending on market demand, per the same account. Most of the planned condo units across both towers would have two or three bedrooms, though one-bedroom and four-bedroom layouts are also expected. KPF is listed as architect of record for Ivy Park, while WDG is the architect for The English with Michael Hsu Office of Architecture serving as designer; OJB is the project's landscape architect.

Price Tags and Square Footage

Standard condo units across both buildings are estimated to run $2 million to $8 million, the report states, while an Ivy Park penthouse configured as a two-floor unit could fetch $12 million to $25 million. The average Ivy Park unit is projected at 3,000 square feet, with its two-story penthouse spanning as much as 16,000 square feet. Units in The English would average a smaller 2,100 square feet.

Developers are in talks with food-and-beverage tenants and hotel brands, with three or four upscale restaurants expected to anchor the project. Major luxury brands with a global presence have expressed interest, Woods said, and he added that announcements could come in the next several months.

A New Venture, an Old Network

The Knox-area project would mark the first development for Woods and the newly formed 3-O venture. Woods formed the partnership last year with Ignite-Rebees founders Tristan Simon, Mark Masinter and Tom Paterson, a group behind major retail developments on Henderson Avenue. Masinter is also a retail developer expected to play a key role in the $3 billion Willow Bend Arena District planned for the Dallas Stars.

Woods said the project fits the partners' combined skill sets and that they had long wanted to work together, describing the development as a new activity node and amenity for the Katy Trail and the pedestrian traffic it draws. He is known for earlier work on American Airlines Center and other urban-core projects including Santander Tower. “It'll be built to the highest level of quality that Dallas has had in a commercial project like this,” Woods said.

Timing for the project's registration is murky: Dallas News reports Woods first registered the project with the Texas Department of Licensing and Registration in 2023, while a Texas Department of Licensing and Regulation record lists the project's registration date as November 26, 2024.

Zoning Hurdles Still Ahead

Current zoning on the site allows a maximum building height of 240 feet, meaning the taller Ivy Park tower would require city approvals before it could proceed. The project is scheduled to appear before the Oak Lawn Committee and then the city's planning and zoning commission. Woods said he hopes to break ground in late 2027 or early 2028 if those approvals come through.

The site has notable neighbors. Next door, developer Blake Poston — a former SMU football player and founder of Cover2Capital — is behind The Savannah, a planned 20-story luxury apartment tower. Less than a mile away sits the 1-million-square-foot Knox Street mixed-use development, which developers have called a glitzy addition to the corridor.

The broader market around Knox-Henderson has been active. The Knox hotel and residential tower is set to open near the end of January, and the Knox Street development itself topped out earlier this year, according to Dallas News. Industry coverage from The Real Deal has also tracked a wider Texas pipeline of branded luxury condo projects across Austin, Dallas and Houston, underscoring the kind of high-end bet 3-O is making with Ivy Park and The English.
