A 250-unit apartment community near ChampionsGate has changed hands for $57 million, marking a steep markdown from what the property sold for just a few years ago. Hamilton Point Investments acquired Verso Luxury in Davenport from ECI Group, financing the deal with a $40.5 million loan from Citibank that matures in 2031.

The sale price represents a 33 percent discount from the $85.5 million ECI Group paid for the property in 2022, according to Multi-Housing News, which first reported the details of the transaction. The outlet, citing the deal's financing structure, also notes that Hamilton Point has been actively pursuing properties across the Southeast in recent months, with this Davenport purchase following a similar playbook used elsewhere in the region.

Verso Luxury sits on 20 acres at 6100 Echelon Way, just off Interstate 4, the highway connecting Tampa and Orlando. Built in 2020, the community consists of 21 two-story buildings offering one- to three-bedroom floor plans, with Multi-Housing News reporting unit sizes ranging from 757 to 1,477 square feet, while a 2022 announcement from PR Newswire had described the largest units as topping out at 1,427 square feet.

A Property That's Changed Hands Repeatedly

Verso has a notably active sales history for a property barely six years old. Garrett Companies first sold the complex in March 2021 for $57.75 million to a joint venture between TTI Capital and Viking Companies, according to GrowthSpotter. ECI Group then bought it in 2022 for $85.5 million, a 48 percent jump from that previous price, with GrowthSpotter attributing the run-up partly to the 25 to 30 percent rent growth Orlando saw over that same stretch.

This latest sale essentially unwinds much of that gain. As reported by Yield PRO, the $57 million price tag lands close to where the property traded back in 2021, before the pandemic-era apartment boom pushed valuations sharply higher across Central Florida.

Amenities and Unit Features

Verso's amenities include a swimming pool, private cabanas, a spa center, a clubroom, a business center and a fitness center, per the same Multi-Housing News account. Units include private patios or yards, plank flooring, walk-in closets, washers and dryers, and kitchens with stainless-steel appliances, with ceiling heights of 9 to 10 feet. The 2022 PR Newswire release also noted the community's low density of 13 units per acre and attached garages serving 44 percent of its units, along with proximity to more than 150,000 square feet of retail space, including a Publix-anchored shopping center.

A Softening Orlando Market

The discounted sale lands amid broader cooling in Orlando's multifamily investment market. Occupancy across stabilized assets in the metro stood at 93.7 percent in April 2026, down 70 basis points year over year, according to a Yardi Matrix market report. The same report found total transactions across the metro reached just $347 million through May 2026, with average per-unit pricing sliding to $174,502, even as developers added 3,792 new units, about 1.3 percent of existing stock, over the same period.

Despite the soft transaction volume, development interest in the Davenport area hasn't disappeared. SAR Industries has been exploring entitlement options for a nearby site that could support a 240-unit apartment community, holding a pre-application meeting with Polk County planners in April, according to GrowthSpotter. County planning officials described North Davenport as an area that has seen continuous residential and nonresidential growth, pointing to the roughly 1,000-home Astonia neighborhood built by Highland Homes, Lennar and D.R. Horton as part of that pattern, along with Pulte's $51.8 million cash purchase of a 288-acre site entitled for townhomes and vacation homes.

Hamilton Point's Broader Southeast Push

Verso isn't Hamilton Point's only recent Southeast acquisition. The firm also picked up Pavilion Village, a 294-unit community in Charlotte, North Carolina, for $56.8 million from Pearlmark Real Estate and BCAP Properties, a 29 percent premium over the $44 million Pearlmark and MLA Properties paid for the asset back in 2019, per Multi-Housing News. Elsewhere in the Davenport submarket, Katz Properties paid $70 million for the 330-unit Ridge at Champions earlier this year, underscoring continued investor appetite for ChampionsGate-area apartment assets even as pricing resets across the wider region.
