Dolce & Gabbana is leaving its previous address at 546 Fifth Avenue for a new home just across the street, signing a lease for 21,000 square feet at 551 Fifth Avenue in Midtown Manhattan. The Italian fashion house will settle into the ninth floor of the landmarked tower near Grand Central Terminal, trading one side of the avenue for the other in a deal that keeps it firmly planted in one of the city's most storied commercial corridors.
The move was confirmed by landlord Feil Organization, with Commercial Observer reporting that Dolce & Gabbana is relocating its New York City office headquarters from just across the street at 546 Fifth Avenue. Feil described the arrangement as a long-term lease but did not disclose the exact term, and the publication reports the asking rent was $65 per square foot for the entire ninth-floor space. Feil also did not disclose when the fashion company will actually move in, according to the same report. CoStar News, in reporting by Andria Cheng, likewise confirmed that Dolce & Gabbana is moving its New York headquarters across Fifth Avenue to a landmarked office building near Grand Central Terminal.
A Landmark With a Storied Past
551 Fifth Avenue is better known by another name: the Fred F. French Building, a 430,456-square-foot property sitting at the corner of Fifth Avenue and 45th Street, per Commercial Observer's reporting. The tower was named after real estate tycoon Fred F. French, and city records from the New York City Landmarks Preservation Commission identify the property as a designated landmark site. The same Commercial Observer report also notes Dolce & Gabbana's new footprint lands on the ninth floor of the building.
The deal was brokered on both sides by real estate professionals named in the Commercial Observer report: Andrew Wiener represented Feil in-house alongside Tim Parlante and Kevin Driscoll, while Louis D'Avanzo, Owen Koorbusch and John Fitzsimmons of Cushman & Wakefield represented Dolce & Gabbana.
Fifth Avenue Tower Fills Up Fast
Dolce & Gabbana is not the first notable tenant to land at 551 Fifth Avenue this year. The report notes Feil signed the National Women's Soccer League to a 21,000-square-foot, full-floor headquarters lease at the building last May, placing the signing in May 2026.
The building's momentum predates both headline tenants. Last August, law firm Sadis & Goldberg signed a 15-year deal to renew its existing 15,000 square feet and add another 6,000 square feet, bringing it to 21,000 square feet on the entire seventh floor at an asking rent of $58 per square foot, according to Commercial Observer's earlier reporting. That expansion pushed the landmarked building to more than 90 percent leased, per the landlord.
Manhattan's Office Market Keeps Climbing
The Dolce & Gabbana lease lands amid a broader rebound in Manhattan office leasing. Activity in the third quarter of 2026 reached 6.9 million square feet, bringing year-to-date volume to 25.7 million square feet — ahead of the 25.1 million square feet recorded through the same period in 2025, according to IREI. Other major deals driving that pace this year include Anthropic's 462,000-square-foot relocation and expansion to 330 Hudson Street, Snapchat's 199,000-square-foot sublease relocation to 2 Penn Plaza, Proskauer Rose's 413,000-square-foot renewal at 11 Times Square, and Morgan Lewis's 205,000-square-foot renewal at 345 Park Avenue, the same report notes.
Separately, Crain's New York Business also confirmed the fashion house signed a 21,000-square-foot lease for its New York headquarters at 551 Fifth Avenue, underscoring that the fashion house's short hop across the street is part of a much larger wave of relocation and renewal activity reshaping Manhattan's office landscape this year.
