East Lancaster Avenue’s proposed redevelopment is estimated to cost $182 million, with $150 million secured. Construction is expected to begin in 2027. The planned redesign runs from I-35W to Dottie Lynn Parkway, according to the Fort Worth Report.
Funding and design decisions
The Fort Worth Report said the project received another $45 million in 2023: $20 million through a federal RAISE grant and $25 million in state funding. That money was intended to support design, right-of-way acquisition and environmental work along about 6.5 miles between Pine Street and Interstate 820. The report described proposed safety measures including fewer driveways, upgraded signals, and pedestrian and bicycle accommodations.
A possible six-lane section through Handley remains undecided and depends on approval from the Texas Department of Transportation, the Fort Worth Report reported. The same outlet said Trinity Metro’s Route 89 is proposed to stay at the curb and run in regular traffic, rather than use a dedicated lane in the median.
The prospectus and the neighborhood figures
The Greater Meadowbrook Alliance presented an investment prospectus to Fort Worth City Council on Tuesday, the Fort Worth Star-Telegram reported. The paper said the alliance focuses on ZIP codes 76112, 76103 and 76120 along East Lancaster Avenue, from Beach Street to East Loop 820.
For ZIP code 76112, Redfin’s figures for the three months ending in September show a median sale price of $250,000, down 5.7% from the same period a year earlier. Homes averaged 44 days on the market, compared with 59 days in the year-earlier period; September sales totaled 83, down from 88. The median price per square foot was $134, according to Redfin.
Crime remains part of the picture
The Star-Telegram reported that ZIP code 76112 ranked second among Fort Worth ZIP codes for reported crime incidents over the prior two years and was among the city’s 10 highest. In the paper’s account of the prospectus, alliance leader Josh Friend acknowledged crime along East Lancaster while disputing how broadly the area is characterized. This account of the crime ranking and Friend’s position relies on the Star-Telegram’s reporting.
