A home sold for $1.35 million, marking Erie County's 100th million-dollar home transaction this year.
The outlet reports the sale marks Erie County's 100th home transaction of $1 million or more in 2026, putting the region within striking distance of breaking 2025's record total of 105 luxury sales.
A Market That Keeps Climbing
The pace of growth has been steep. Million-dollar sales across Erie County rose from 57 in 2023 to 82 in 2024 and 105 in 2025, per the same account.
The seven-figure tally sits well above the county’s broader market: Realtor.com put Erie County’s median listing price at $279,150. That figure is not directly comparable: the county figure is a listing-price median, while this article counts completed sales at a price threshold. The 100th million-dollar closing therefore marks growth at the high end, not a typical Erie County home sale.
A $1.32 million sale near Delaware Park is one example of a seven-figure transaction.
Delaware Park’s prominence is rooted in Buffalo’s urban design history. Frederick Law Olmsted and Calvert Vaux designed Delaware Park, an approximately 350-acre park. Today, the park includes a meadow, wooded areas and a water feature; the Olmsted Parks Conservancy lists Hoyt Lake, gardens and a public golf course among its features. The park’s historic landscape provides context for the nearby residential corridor, though it does not by itself explain any individual sale price.
A Seven-Figure Sale
A December 22, 2025, report described a $1.32 million sale.
Where Buffalo's Ceiling Sits
Even with Delaware Park's momentum, the city's single priciest residential sale remains the 2025 transaction at 50 Tudor Place, a historic estate that sold for $3.5 million.
