A corner storefront at 800 S. Broadway in Fells Point that spent three decades slinging pizza by the slice has a new life as Indulgence Coffee & Smoothies, the latest venture from Baltimore fast-food franchisee Fahmi Mozeb. The roughly 1,700-square-foot space sits in a corner spot off Broadway Square and now serves coffee drinks, matcha, chai, smoothies and refreshers alongside pastries, breakfast and lunch sandwiches, crepes and desserts.

Mozeb, who already owns seven Krispy Krunchy Chicken franchise locations across Baltimore and in Towson, is expanding into breakfast and lunch with this latest venture, according to WBAL News Radio. It's a notable pivot for an operator whose name is already stamped across South Broadway: he runs a Krispy Krunchy Chicken at 400 S. Broadway and a print shop, Signs N Printing, at 244 S. Broadway, which produced all the signage, menus and artwork for the new coffee shop, according to the Baltimore Business Journal.

Getting the doors open took nearly a year, the outlet reports, thanks to a prolonged municipal permitting process and a full buildout that included replacing a rusted textured ceiling, adding greenery and installing seating for roughly 20 guests. Indulgence held its soft opening on October 1 and now operates daily from 8 a.m. to 10 p.m., per the same account.

A Corner Steeped in Fells Point History

The space Indulgence now occupies wasn't just any vacant storefront. Its former tenant, BOP Brick Oven Pizza, closed after more than 30 years in business, with the location hitting the market in 2022, per WBAL. The pizzeria earned national fame when it was featured on Food Network's Diners, Drive-Ins and Dives with Guy Fieri in September 2008 for its garlic butter mac-and-cheese pizza, according to Diners, Drive-Ins & Dives Locations.

Indulgence also sits directly across Broadway Square from 734 S. Broadway, the former home of landmark restaurant Bertha's Mussels, which closed in 2023. That building received an emergency condemnation and stabilization order from Baltimore housing officials in March 2026 after a bowing exterior wall was discovered, the Baltimore Business Journal reported. Exterior work in the historic district is typically overseen by Baltimore's Commission for Historical and Architectural Preservation, though city housing authorities can issue emergency structural repair waivers for failing buildings when safety is at stake, the outlet noted.

Coffee Shops Keep Filling Fells Point Storefronts

Indulgence's debut follows a broader reshuffling of coffee options along South Broadway. D.C.-based chain Toastique signed a lease in 2026 for 631 S. Broadway, filling a spot left empty after Starbucks shuttered six Baltimore City stores in 2025, as Hoodline previously reported.

The corridor has also seen turnover beyond daytime concepts. The Rockwell, a subterranean tavern and venue at 702 S. Broadway, announced its permanent closure in spring 2026 after more than ten years in operation, part of a pattern of retail churn that has reshaped the strip's nightlife and dining mix.

Checkpoints Gone, Foot Traffic in Flux

Indulgence also opens into a changed public-safety landscape for South Broadway. In September 2026, Baltimore Mayor Brandon Scott's office ended a summer-long weekend ID checkpoint policy in Fells Point that had been established in July 2026 to regulate foot traffic, underage drinking and crowd disorder around area businesses. How daytime concepts like Indulgence will fare as the neighborhood adjusts to that shift remains to be seen, while stabilization work continues at one Broadway Square building.
