A new gated community called Ferguson Farm is bringing 18 homesites to Huntersville, with several lots stretching beyond 2 acres and custom home plans from a local builder. The project is being marketed as a quiet, private alternative just down the road from one of the area's most ambitious coming attractions.
According to AR Homes, Ferguson Farm is “a private gated community with just 18 homesites,” marketed as staying “conveniently connected to Charlotte, Lake Norman, and the future Town1 development.” The builder's listing describes a mix of two-story, ranch and basement home plans designed to be customizable, so buyers aren't locked into a single floor plan. Monterey Bay Construction Charlotte LLC is the builder tied to the project, according to the same listing, as reported by Charlotte Business Journal, which identifies the company as a local AR Homes franchisee building the Ferguson Farm homes.
Behind the dirt work is Treenail Development, based in Davidson, North Carolina, per Charlotte Business Journal's reporting. The Davidson-based firm lists Ferguson Farm in Huntersville as a current project on its own site, per Treenail Development, which describes its broader business as acquiring, entitling and horizontally developing small- and mid-size residential tracts rather than building the houses themselves.
Estate-Size Lots and a Marketing Push That Started Last Winter
Marketing materials for the community touted “Luxury Home Estate Lots Coming Winter 2025,” according to thefergusonfarm.com. Separately, a listing on ashevilleluxurybrokers.com describes several of the homesites as stretching beyond 2 acres, and names AR Homes as “the premier builder in Ferguson Farm.” That same listing ties at least one address — 8132 Ferguson Farm Road Unit #1 — to the Huntersville property.
The pitch leans heavily on proximity. The listing describes the upcoming Town1 development as sitting just one mile away from Ferguson Farm, with plans for dining, boutique shopping, coffee and café concepts, a craft brewery and outdoor gathering spaces. Charlotte Business Journal's reporting goes further, framing Town1 as an effort to give Huntersville a second gathering place after Birkdale Village, and notes that Treenail Development is behind both Town1 and Ferguson Farm.
A Broader Luxury Push Around Lake Norman
Ferguson Farm isn't landing in a vacuum. A search snippet from Stone Realty Group suggests luxury townhome development is expanding more broadly across SouthPark, south Charlotte and Huntersville, though that figure comes from a search snippet and hasn't been independently verified here. Elsewhere in the Lake Norman area, a separate townhome project backed by the Huntersville board reportedly came with a developer agreement to install 255 feet of sidewalk, according to a Charlotte Observer search snippet — a reminder that infrastructure concessions often accompany new residential approvals in the region.
Market data circulating around the same time paints a mixed picture for Huntersville housing. A Redfin search snippet put the median sale price per square foot in the town at $217, down 2.0% from a year earlier as of July 2026, while a separate figure from that same snippet showed home prices down 3.6% over the three months ending in June 2026. Both figures come from search-result text rather than a fully verified report, so they should be read with some caution. Meanwhile, the Home Builders Association of Greater Charlotte compiles monthly residential permit reports covering Cabarrus, Gaston, Iredell, Mecklenburg and Union counties, giving the broader region at least one ongoing gauge of new construction activity even as individual projects like Ferguson Farm move forward on their own timelines.
