A nine-story residential building with 96 apartments is on paper for 488 Leonard Street in Greenpoint, Brooklyn, after new permit filings surfaced this week. The proposed structure would climb 95 feet on a lot between Driggs Avenue and Engert Avenue. It's another sign that the neighborhood's low-rise blocks keep getting eyed for bigger buildings.
The filings were first reported by New York YIMBY, which notes the lot sits near the Nassau Avenue subway station, served by the G train. That puts future residents a short walk from a Brooklyn-Queens crosstown line. Steven Westreich of Westorchard Management is listed as the owner behind the applications.
What the Permits Describe
The proposed building would yield 92,160 square feet of residential space, per the filings. The concrete-based structure would also include a cellar and a 33-foot-long rear yard.
Joseph Frankl of JFA is listed as the architect of record. The report does not describe amenities, parking or retail space, and none of those details appear in the available permit coverage.
Rentals Likely, but Not Confirmed
With 96 residences spread across that square footage, the average unit works out to 960 square feet. Based on that figure, the outlet says the homes are most likely rentals, though that is an inference rather than a confirmed designation. Whether any of the apartments would be affordable or income-restricted is not established in the permit coverage.
The site is not starting from scratch on paperwork. The same report says demolition permits were filed in June for the single-story structure currently on the lot.
Greenpoint's Permit Pipeline Keeps Filling
The Leonard Street filing joins a run of recent Greenpoint applications. YIMBY has also covered permits for a nine-story mixed-use building at 70 West Street and for a five-story residential building at 152 Newton Street. Earlier filings include a six-story residential building at 191 Greenpoint Avenue and a six-story building at 64 Green Street.
On a far larger scale, The Real Deal reported last November that an architect working for the developer TF Cornerstone applied for permits on two waterfront properties totaling 1,060 units.
What We Don't Know Yet
No estimated completion date has been announced for 488 Leonard Street. The available coverage also doesn't address the project's zoning status, financing or construction timeline, so the filings mark an early step rather than a green light to build.
