A three-acre plot on Lemmon Avenue that once belonged to San Antonio-based grocer H-E-B is under contract to be sold, setting the stage for a new luxury apartment community in Dallas' Oak Lawn district. Plans call for a 362-unit apartment community at the property at 3900 Lemmon Avenue.
As reported by WFAA, the Dallas Central Appraisal District had identified H-E-B as the prior owner of the address. H-E-B was under contract to sell the Oak Lawn land, but the buyer was not disclosed. The apartment community could reportedly rise as high as seven stories.
A Project Years in the Making
This isn't a new idea for the site. Trademark Property Company first announced in June 2024 that Dallas City Council had unanimously approved rezoning 3900 Lemmon Avenue as a multifamily and retail community, according to Trademark Property Company. At the time, the company described the development as three to seven stories spread across three acres at the corner of Lemmon Avenue and Reagan Street, with the mixed-use project including more than 400 apartments, pocket parks, an amenity terrace and a ground-floor restaurant space.
That figure doesn't match other accounts of the project. A 2023 report from bizjournals.com described Trademark's plan as a seven-story apartment complex with 415 units, underground parking and a corner restaurant. More recently, Trademark's own June 2026 announcement of its grand opening for The Vickery in Fort Worth described 3900 Lemmon Avenue as a 362-unit residential mixed-use community in the Turtle Creek area with public open space — the same unit count cited in the WFAA report. The exact, current approved unit count for the site isn't clear from the available record, with figures ranging from 362 to 415 to more than 400 across different company statements and reports.
Design and Timeline Details
Trademark has said the development, designed by Dallas architect GFF, will be a sustainable, elevated living project built to serve the city's growing population, and that construction would preserve many of the specimen trees already on site, per the company's 2024 announcement. A Texas Department of Licensing and Regulation project record lists a start date of February 1, 2025 and a completion date of May 1, 2027 for the Lemmon Avenue project, with an estimated cost of $100 million, though that filing is drawn from a limited snippet and those figures have not been independently confirmed elsewhere.
Trademark described the 3900 Lemmon Avenue deal as scheduled to close in October, according to a statement carried by Morningstar. Trademark Property Company is a full-service real estate firm focused on investments, development and institutional services involving retail, multifamily, office and mixed-use properties, based in Fort Worth.
That broader market is also booming: Dallas-Fort Worth recorded nearly 25,000 units of multifamily absorption and 93.2% occupancy in the first quarter of 2026, with more than 43,000 units under construction region-wide and roughly 22,000 more forecast to deliver by year's end, per the same transwestern.com data.
