Harwich's 02646 ZIP code, which covers Harwich Port and most of the town's Nantucket Sound coastline, was named Massachusetts' hottest ZIP code for home sales in the third quarter and ranked third hottest in the entire country. The distinction comes as Cape Cod's housing market keeps tightening, with fewer homes for sale and prices that show no signs of slowing down.
The ranking comes from Boston Business Journal senior reporter Grant Welker, whose analysis of data from Intercontinental Exchange Inc. put Harwich's 02646 ZIP code at the top of the state list and third nationally, according to NBC Boston's coverage of the same report. The outlet notes the ZIP code covers Harwich Port and most of the town's Nantucket Sound coastline — a stretch of Cape Cod that has drawn buyers in large numbers.
It's worth noting that a separate NBC Boston report on an earlier quarter's rankings had identified Chatham, not Harwich, as home to the state's hottest ZIP code for housing, describing Chatham as one of the Cape's most exclusive towns with a median home price of $1.2 million. The two reports don't specify whether they're measuring the same period or using identical methodology, so the conflicting claims are worth holding separately rather than reconciling.
A Market Defined by Fast Turnover
Local market data paints a picture of a town in transition. Over the past 12 months, 185 homes sold in Harwich at a median price of $800,000, according to Cape Cod Star. Waterfront and near-waterfront listings in Harwich Port carry median list prices above $1.5 million, while interior properties range from $600,000 to $1.2 million depending on size, condition, and proximity to Route 28 or water amenities, the site reports.
Cape Cod Star attributes Harwich's sales activity to a market driven by transaction velocity, development activity, and investment momentum, pointing to a mini-subdivision boom spreading across town as open land disappears. By comparison, neighboring Brewster saw 117 sales at a median of $850,000 over a similar stretch — a market the site characterizes as lower-volume but more exclusive. As Cape Cod Star puts it, Harwich moves, while Brewster holds.
Cape-Wide Prices Keep Climbing
Harwich's hot streak is playing out against a broader Cape Cod market that has grown dramatically less affordable. Barnstable County's median single-family home sales price hit $812,500 in August, up 4.8% from a year earlier, according to Banker & Tradesman. Over the past decade, the countywide median has climbed 116.6%, and the year-to-date median for the first five months of the year jumped from $340,000 in 2016 to $736,549 in 2026, per the same outlet.
Inventory has shrunk just as sharply. Barnstable County had only 829 single-family homes for sale in August, a 64% decline from the 2,360 available in August 2019, Banker & Tradesman reports. Meanwhile, the average weekly wage in the county reached $1,349 in the first quarter of the year, up 35.9% from 2020 — a pace that hasn't kept up with housing costs. The monthly mortgage payment on a median-priced Cape Cod single-family home rose 9.1% in a single year, from $5,450 in August 2025 to $5,952 in August 2026, according to the same report.
Separate figures from DataCapeCod.org show the countywide annual median sales price rising from $433,000 in 2019 to $789,500 in 2025. That source also notes that closed sales on the Cape typically rise each spring and level off by late summer and fall, and that overall inventory has been slowly climbing each year since a sharp drop in 2019 and 2020.
Harwich's Ranking in Statewide Context
Harwich's ascent follows a pattern the Business Journal has tracked for months. Three Cape Cod towns were named the state's hottest housing markets in the second quarter, according to a separate Business Journal analysis, suggesting the Cape's pull on buyers has been building for some time. NBC Boston's reporting on that earlier ranking also noted a quirk of the methodology: a ZIP code in Fall River, one of the state's more affordable cities, outranked one in Wellesley, showing that these rankings can reflect transaction speed and demand intensity more than raw price.
Nationally, a different methodology from Realtor.com placed Peabody's 01960 ZIP code at the top of its 2026 Hottest ZIP Codes list, a separate ranking using different measures and time period than the Business Journal's analysis. Per a Realtor.com news release, Peabody drew 70% of its listing views from within the Boston metro area, with homes spending a median of just 20 days on the market in the first half of the year and selling modestly over asking. Listings across that top-10 list drew three to 5.3 times more views per property than the national norm and sold 30 to 42 days faster, the release states, while for-sale inventory in those hottest ZIPs ran 60.5% below pre-pandemic norms compared with an 11.3% national shortfall. Nine of the 10 ZIP codes on that list saw homes sell at or above asking price, with an average sale-to-list ratio around 103.8%.
