Every fall, a familiar transformation sweeps through shopping centers around Memphis: dark, empty storefronts suddenly fill with fog machines, animatronic ghouls and racks of costumes. By mid-November, they're gone again. The retailer behind the trick is Spirit Halloween, a seasonal chain that has built an entire business model around moving into vacant retail space for just a few months a year.

A Short-Term Lease Built for Speed

According to Spirit Halloween's own real estate page, the company is ideally looking for temporary three-month leases that include a kick-out clause allowing a landlord to end the deal if they secure a permanent tenant by June. The company says its ideal lease would run from mid-July through mid-November, giving it just enough time to stock shelves, decorate, sell through the Halloween season and clear out before the holidays. As the Daily Memphian reports, the model has made Spirit Halloween a recurring fixture in more than 1,700 vacant retail spaces nationwide each fall, with stores typically open through October before disappearing by mid-November.

Spirit Halloween isn't picky about size, but it does have a sweet spot. The company's real estate page notes its ideal locations feature between 5,000 and 50,000 square feet of sales-floor space, while stressing that no store is too large or too small to be considered. The company also targets communities with roughly 35,000 or more people within a three- to five-mile radius and at least 25,000 cars passing by each day, the same page states.

Speed Is the Whole Point

What makes the pop-up model work is how quickly Spirit Halloween can turn raw, empty space into a functioning store. Per Bisnow, it can take as little as 30 days to go from an empty shell to a store ready for customers. That speed matters in a retail environment where vacancy has ticked up slightly — the national retail vacancy rate sat at 4.4% in the second quarter of 2026, compared with 4.3% a year earlier, Bisnow reported.

The Business Behind the Brand

Spirit Halloween isn't a scrappy startup reinventing itself every year — it's backed by Spencer Spirit Holdings, which provides year-round logistics, warehousing and other operational support, according to CoStar. That infrastructure has helped the chain grow steadily: it operated 1,525 stores in 2023, per Matthews Real Estate Investment Services, and opened more than 1,550 locations across North America for the 2026 season, according to a PR Newswire release from the company.

CoStar's reporting also details how Spirit Halloween has become something of a landlord's safety net, filling space left behind by retailers that collapsed into bankruptcy, including Party City and Joann.

Why the Timing Works

The chain's fall-only rhythm lines up with how Americans are shopping. The National Retail Federation projected Halloween spending would hit $13.5 billion in 2026, up from $13.1 billion the year before. That projection points to a narrow but lucrative window for a short-term retailer like Spirit Halloween to capture spending before packing up.

Spirit Halloween has also begun testing whether its pop-up formula can work beyond October. Bisnow reported the company launched a Spirit Christmas offshoot with 10 pilot stores in 2024, expanding to 30 locations across the Northeast and Great Lakes in 2025. Whether that holiday spinoff eventually lands in the Memphis area remains to be seen, but for now, the formula that fills local storefronts each fall is firmly centered on October — before the animatronics get packed away and the space goes dark again, at least until next year.
