In-N-Out Burger wants to plant its flag in Sherman Oaks, with plans for a new drive-through restaurant at 5601–5627 N. Sepulveda Boulevard, right where Sepulveda meets Burbank Boulevard next to the 405 Freeway. The proposal calls for a roughly 1.7-acre site, 64 parking spaces, a 64-person covered outdoor patio and a walk-up ordering window, though no opening date has been set.

According to WhatNow Los Angeles, the site sits at the northwest corner of Sepulveda and Burbank boulevards, a high-visibility spot just off one of the busiest freeways in the San Fernando Valley. The project's total covered area, including the drive-through lane and the patio's roof overhang, would measure approximately 8,247 square feet. The outlet reached out to In-N-Out for comment on the proposal but had not received a response before publishing.

Parking, Patios and Plants Fill Out the Plan

The parking lot alone would offer 64 spaces, including three reserved for accessible parking and 14 set aside for electric vehicles, per the same filings cited by WhatNow Los Angeles. Cyclists would get both short- and long-term bicycle parking, while customers on foot could skip the drive-through line entirely at the walk-up ordering window. The plans also call for a covered outdoor dining area seating 64 people.

Landscaping plans lean into drought tolerance, with drought-resistant and native plants proposed around the property and scattered throughout the parking area. If built as proposed, the restaurant would run on an extended schedule: 10:30 a.m. to 1 a.m. Sunday through Thursday, stretching to 1:30 a.m. on Fridays and Saturdays — hours that would make it one of the later-closing fast-food options along that stretch of Sepulveda.

Part of a Broader Valley and Southern California Push

Sherman Oaks is just the latest San Fernando Valley neighborhood to land on In-N-Out's radar. The chain already has a location under construction on the far west end of Ventura Boulevard near Fallbrook Avenue in Woodland Hills, a project that KTLA reported was not yet listed among the company's officially announced opening-soon locations as of last month. That Woodland Hills project, built on a site that includes a vacant former Bank of America building covering just under 40,000 square feet, previously drew a legal challenge from a homeowners group questioning the city's environmental exemption, a case that ended in an unconditional settlement, according to MyNewsLA.

Elsewhere in the Valley, In-N-Out opened its first Sylmar restaurant on October 28, 2025, at 13864 Foothill Boulevard, a project that began by demolishing a cluster of automobile-related commercial buildings on roughly an acre of land, according to Ganddini Group. That location came in smaller than what's now proposed for Sherman Oaks, with a 3,885-square-foot building, 43 parking spaces and one drive-through lane serving indoor seating for 74 guests and a patio for 23 more. In-N-Out's own press materials noted the Sylmar restaurant was expected to employ about 80 associates at a starting wage of $22 an hour.

Company Keeps Expanding Across the Region

The Sherman Oaks proposal lands amid a broader wave of California growth for the Baldwin Park-founded chain, which is known for made-to-order hamburgers, cheeseburgers, fries and milkshakes. In-N-Out now operates more than 400 restaurants across 10 states, with the vast majority still concentrated in California, per KTLA's reporting. The company's website has separately listed new California locations opening soon in Chino, Commerce, South El Monte and Stockton, though it has not announced opening dates for any of its pending restaurants.

On the Westside, In-N-Out has also filed plans for a 3,890-square-foot drive-through at 2927–2969 Sepulveda Boulevard in Rancho Park, a project Urbanize LA reported came together after the chain hit unexpected resistance to an earlier bid for a Culver City location. Whether the Sherman Oaks proposal faces a similarly bumpy path through city review remains to be seen, but for now it stands as one more sign that In-N-Out is betting big on the San Fernando Valley and the broader Los Angeles market.
