A 2,500-square-foot indoor soccer facility built for toddlers and young kids is set to open at 240 West Cummings Park in Woburn on Friday, December 4. The new club, run by national youth soccer brand KidsUnited, will offer climate-controlled, small-group classes for children ages 18 months to 9, with certified coaches leading sessions on weekday evenings and weekends.

The Woburn location will feature a padded-turf field and structured programs designed to support early childhood development, according to the Reading Post. Families can sign up through monthly subscriptions or three-month membership packages, and presale enrollment is open now through December 2. KidsUnited was founded in New York in 2018 and has grown into what the company describes as a national youth soccer organization focused on early childhood development, according to Boston Real Estate Times.

Why Cummings Park Won Out

Chandra Mohan Manish, co-owner of KidsUnited Woburn, is bringing the club to a site near Interstate 95, a location that stood out among those considered because of its highway access, free parking, and proximity to businesses that serve families, per Boston Real Estate Times. The lease at 240 West Cummings Park was negotiated by Mike Truesdale, senior leasing director at Cummings Properties, and Sam Carrion of Morrow Hill, the outlet reports. Cummings Properties' full-service lease structure also folds building expenses into predictable monthly occupancy costs, the publication notes.

KidsUnited was drawn in part by the chance to work with Cummings Properties' in-house design team on the facility buildout, and Manish said that collaboration simplified preparation ahead of opening day, according to the same report. The Woburn club is meant to make organized activities accessible to families looking for indoor options that work regardless of weather, the outlet adds.

A Growing Roster of Family-Focused Neighbors

The new soccer facility will join a cluster of family-oriented businesses along Cummings Properties' Washington Street business corridor. Nearby tenants include Petit Play Café, Royal Treatment Kids Spa, LJB Badminton Club, Conquer Ninja Gym, The Little Gym, Global Children School, Little Folks Day School, Little Sprouts, and Puddle Duck Day School, per Boston Real Estate Times.

KidsUnited's curriculum is designed to introduce young children to physical activity while building motor skills, balance, coordination and athletic ability, alongside confidence, teamwork and responsibility, the outlet reports. The company's own materials describe programs specifically built to help children ages 1.5 to 9 develop through soccer, organized around what KidsUnited calls its BRAIN, BODY, LIFE and SOCCER framework.

Part of a Fast-Expanding Franchise

The Woburn opening is one piece of a broader expansion push for KidsUnited, which has grown to more than 55 operating clubs across the United States and Canada, with more than 20 additional locations in development, according to the company. KidsUnited reports that 250 franchises were awarded in 2025 alone, and the company says it backs franchise partners with support spanning training, real estate, operations, marketing, sales, technology and equipment.

That growth has shown up elsewhere in the country, too. In Arizona, the Glendale Planning Commission unanimously approved a conditional use permit on March 26 for a KidsUnited fitness center at the southwest corner of 75th Avenue and Rose Garden Lane, according to yourvalley.net. That Glendale site, near Dream City Church, will house a youth soccer and life-skills training business and required no physical building modifications since it sits on a fully developed site, the outlet reports.
