The Ritz-Carlton, Laguna Niguel has changed hands again, with KSL Capital Partners closing on the purchase of the 373-key oceanfront resort in Dana Point on October 23. The sale price was not disclosed, though a 2026 assessment valued the property's land and improvements at $447.6 million.

News of the deal was reported by CoStar, which noted that KSL declined to comment on the acquisition. Peregrine Hospitality will take over operations at the resort going forward, according to the same report. The outlet also confirmed the resort last sold for $317.2 million.

The timing is notable: the resort unveiled its sweeping renovation in October 2025, about a year before the sale. The $50 million makeover was backed by its prior ownership, Strategic Hotels & Resorts, according to Orange County Business Journal. That overhaul trimmed the room count from 396 to 373 while adding 10 two-bedroom suites, the publication reported.

Spa Expansion Was Centerpiece of Recent Overhaul

The renovation's other headline addition was the Ritz-Carlton Spa, which grew to 15,000 square feet after nine months of construction and reopened in July, Orange County Business Journal reported. The upgrades positioned the resort as a freshly polished asset just as it returned to the market under new ownership.

KSL's purchase of the Dana Point property fits a pattern of recent luxury hotel buying by the Denver-based firm. Per the Napa Valley Register, KSL was identified as the company behind buyers who acquired the 80-key Hotel Yountville and the 65-key Bardessono Hotel & Spa, part of a transaction that also included the 276-key Ritz-Carlton Sarasota and its associated beach and golf clubs, along with a 19,162-square-foot lawn parcel.

Conflicting Figures on the Napa and Sarasota Deal

That three-property transaction closed around July 2026, though reported figures vary. The Napa Valley Register described it as a $432 million deal, while separate reporting put the announced cash consideration at $437.5 million; seller Braemar Hotels & Resorts was said to have received about $432.7 million after transfer taxes and selling expenses. Both Hotel Yountville and Bardessono had sold for far less in previous transactions — $96.5 million in 2017 and $85 million in 2015, respectively, according to the Napa outlet.

KSL's appetite for hospitality assets extends beyond hotels. The firm also bought Invited Clubs, an owner and operator of private clubs across North America, from funds managed by Apollo in June 2026, the Napa Valley Register noted. And in Napa County, KSL previously teamed with Arcade Capital in 2022 to acquire Silverado Resort and Spa for $62.4 million, with KSL serving as the majority partner.

Dana Point Resort's Ownership History Runs Deep

KSL is no stranger to the Dana Point coastline. The firm bought what is now known as Monarch Beach Resort from Washington Holdings for $317 million in 2014, then resold it to Ohana Real Estate Investors for $497 million in October 2019, according to the Orange County Register.

The Ritz-Carlton, Laguna Niguel itself has passed through several hands over the past two decades. Strategic Hotels & Resorts announced plans to buy the then-393-room hotel for $330 million in 2006, a price that worked out to roughly $840,000 per room, according to the Los Angeles Times. Strategic also purchased the 250-room Montage Laguna Beach for $360 million in January 2015, per the Orange County Register.

Blackstone later bought the publicly traded Strategic Hotels portfolio for roughly $6 billion in December 2015, then agreed to sell it to Anbang Insurance Group for $5.5 billion in 2016 — a deal that excluded the Hotel del Coronado in San Diego because of its proximity to U.S. military bases, the Orange County Register reported. The article also noted concerns at the time that the U.S. government might intervene in a sale to a buyer with ties to the Chinese government, with hotel consultant Alan Reay telling the paper, “We're seeing a lot of Chinese investment money coming into the United States.”

Broader Hotel Market Still Shows Signs of Strain

The Dana Point sale lands amid a choppier environment for hotel real estate nationally. Overall hospitality distress reached $1.2 billion in August, according to Cred iQ data cited by Bisnow, while the broader commercial real estate distress rate climbed from 10.11% in April to 10.78% in July. Against that backdrop, KSL's continued appetite for trophy resort properties stands out, even as the firm has yet to say what it plans for the Ritz-Carlton, Laguna Niguel under its new ownership.
