Leon Multifamily has broken ground on Soltra Ironwood, a 343-unit luxury apartment community in North Phoenix, with construction starting this week and the first units expected to welcome residents in the fourth quarter of 2027. The project will offer studio, one-, two-, and three-bedroom apartments in a corner of the Valley that has become one of the busiest construction zones in the country, thanks to its proximity to TSMC's sprawling semiconductor campus.
The announcement came October 20, according to a report from finance.yahoo.com, which described Soltra Ironwood as a 343-unit luxury multifamily community rising in North Phoenix, Arizona. The community is being built by LMF Construction, Leon Capital Group's in-house general contractor, the same outlet reported. As Multi-Housing News reported, the project sits within Phoenix's North submarket, less than 6 miles from TSMC's Arizona base of operations and within 2 miles of Loop 303 and Interstate 17 — putting it squarely in the path of the chipmaker's growing workforce.
A Builder With a Track Record, and Fresh Financing
Since 2017, LMF Construction has completed or currently has underway 22 projects representing more than $1 billion in construction value, per the same finance.yahoo.com report. Per Multi-Housing News, Santander Bank issued a $63.8 million construction loan for the project, citing Yardi Matrix data, while Estating plans to invest in Soltra Ironwood with a stated three-year hold period, according to the outlet's sourcing from the company's own website.
Multi-Housing News also reported that the development will include coworking spaces, a swimming pool, sport courts, a clubhouse and a gym, occupying nearly 13 acres at a North Phoenix site the outlet identified. That trade publication's reporting underpins much of what is known about the project's physical details and financing beyond the groundbreaking itself.
TSMC's Massive Footprint Keeps Reshaping the North Valley
The project's location is no accident. TSMC says its Arizona investment has expanded from $12 billion to $265 billion, according to TSMC, which lists plans for six semiconductor logic wafer fabs, two advanced packaging facilities and an R&D center on its Arizona campus. The chipmaker began high-volume production at its first Arizona fab using N4 process technology in the fourth quarter of 2024, and the company reports more than 3,500 employees now work at TSMC Arizona.
TSMC's first three Arizona fabs are expected to create 6,000 direct high-tech jobs plus tens of thousands of construction and supplier jobs, according to the same TSMC materials. A separate estimate tied to a nearby project, cited by Canyon Partners, projects the planned semiconductor plant in Phoenix's North Valley will generate approximately 6,000 direct high-paying jobs and 20,000 construction jobs. Multi-Housing News framed TSMC's commitment as having created one of the fastest-growing employment corridors in the country.
Soltra Ironwood Joins a Crowded North Phoenix Pipeline
Soltra Ironwood is not the only large project chasing TSMC's workforce. About 2 miles away, per Multi-Housing News, sits Inspire Sonoran Desert, a 560-unit property whose development partners are Ascendant Capital Partners, Bond Cos. and Canyon Partners. Canyon Partners describes it as a Class A community in the North Valley submarket designed by Gensler and built by The Garrett Construction Company, spread across ten three- and four-story buildings. The joint venture broke ground last year, and Canyon Partners noted that Kennedy Wilson provided the venture with a senior construction loan — reported elsewhere, via Yardi Matrix data cited by Multi-Housing News, as a $102.8 million construction loan secured in 2024.
Other projects have followed the same chip-fueled logic. Multifamily Dive has reported on additional residential developments near TSMC's campus, including a 297-unit build-to-rent property by the Empire Group of Cos., a 436-unit midrise by Toll Brothers, and a mixed-use development by Mack Real Estate Group set to include more than 9,000 residential units. Elsewhere in the Valley, Multi-Housing News reported that Kennedy Wilson teamed with Harrison Street to develop Chandler Uptown, a 420-unit project in Chandler, with the pair breaking ground together.
What the Construction Numbers Actually Show
Just how hot is Phoenix's apartment pipeline right now? The answer depends on which report you read. Multi-Housing News, citing a Yardi Matrix report, put the Phoenix multifamily construction pipeline at 8,556 units across 33 projects in 2026, with construction starts increasing 6 percent year-to-date through July compared with the same period the prior year. Separately, Yardi Matrix's own blog likewise reported that project starts edged up 6% by unit count from the same period in 2025, while noting developers completed 9,149 units in 2026 through July with an additional 24,400 apartments under construction.
Yet other tallies tell a different story. Kidder Mathews reported that construction starts declined 10.5% to 7,248 units in the first half of 2026, and separately found only 14,096 multifamily units under construction in Phoenix in the third quarter of 2026, down 33.3% from a year earlier. Those competing figures, drawn from different reporting periods and methodologies, underscore how differently analysts are reading the same slowing pipeline even as rents soften: Kidder Mathews put the average Phoenix multifamily asking rent at $1,535 per unit per month in the third quarter, down 0.9% year over year, with vacancy at 10.7%, down from 12.1% a year earlier.
Despite the mixed signals on construction pace, deliveries have stayed modest relative to the existing stock. Phoenix multifamily deliveries accounted for 2.3 percent of stock during the first seven months of 2026, Multi-Housing News reported, citing Yardi Matrix, and remained below the 5 percent threshold in both 2024 and 2025. For now, Soltra Ironwood adds one more entry to a North Phoenix map increasingly defined by TSMC's gravitational pull — and renters won't see the first keys turn until late 2027.
