A corner that sat vacant with a boarded-up house for years in Old Fourth Ward has reemerged as a $1.79 million modern dwelling, the first of three standalone homes now rising near Ponce City Market and a beloved city park. The 2,900-square-foot home at 341 Fortune St. NE comes with four bedrooms, a study, three and a half bathrooms, and a rooftop hangout rated for a hot tub with panoramic skyline views.
According to Urbanize Atlanta, construction kicked off on the three homes at the southeast corner of Fortune Street and Ralph McGill Boulevard in 2025, transforming a site that had sat empty for years. The home is listed by Farida Lalani with Virtual Properties Realty.net, and marketers are pitching it as a private urban residence rather than a typical townhouse, the outlet reports.
From 12-Unit Apartment Plan to Luxury Single-Family Homes
The project's path to the market looked very different a few years ago. Earlier plans for the corner called for more density and lower-priced housing, with original designs proposing a three-story multifamily building with 12 units and an affordability component, allowable under the city's MR-MU zoning district, which Atlanta created in 2018. The Municode Library outlines MR-MU regulations; Atlanta's Department of City Planning describes small apartment buildings of up to 12 units as a form of missing-middle housing.
That original multifamily proposal was opposed by area homeowners in 2021, prompting developer Sunny Etc. to change course, the report notes. Sunny Etc. is led by Senya Zaitsev and operates as a multifamily and single-family design-build firm. The three standalone homes now under construction are the result of that pivot.
Listing Price Jumps From Earlier Projections
When the project was first announced, its developers predicted the Fortune Street houses would list for around $1.4 million each. The first home to actually hit the market is now asking $1.79 million, a notable jump from that earlier estimate, per the article's account.
Inside, the base entry level includes a flex, lock-off in-law suite with a kitchenette and laundry hookups, intended for rental income, a private office, or guest space. The home also has a two-car garage, two decks, and a private balcony spread across the second and third levels. Other features include a living room fireplace, a small yard, white-oak hardwood flooring, and elevator infrastructure built in, though no elevator has actually been installed.
A Walkable Corner Near the BeltLine
The Fortune Street location carries a Walk Score of 83 out of 100 and an equally strong Bike Score of 83, according to the listing data cited by the outlet. Its Transit Score of 53 is rated as Good Transit and has improved two points over the prior year. The site sits near groceries, restaurants, Historic Fourth Ward Park, and the BeltLine's Eastside Trail.
Small apartment buildings have been characterized by the Atlanta Department of City Planning as a proven form of missing-middle housing, often more affordable than single-family homes or large apartment buildings. That framing underscores the contrast between the corner's original 12-unit vision and the three high-end single-family homes now replacing it.
Sunny Etc.'s Other Old Fourth Ward and Mechanicsville Projects
Sunny Etc. previously built the Winton Flats project in Old Fourth Ward in 2023, which has been described as Atlanta's original missing-middle housing concept. The firm's portfolio also includes the Metro Ville modern townhome project in Mechanicsville, a community of eight homes. Metro Ville reportedly sold out in the late 2010s.
Construction on the remaining two homes at the Fortune Street site is scheduled to wrap onsite in December, with the first home's sale offering an early read on how the market responds to the project's turn toward higher-end single-family living on a corner once slated for denser, more affordable housing.
