A 10-building office park sitting next to Intel's sprawling Ocotillo campus in Chandler has changed hands for $30.5 million, with the single-story complex fetching a price per square foot well above what similar Chandler office properties sold for last year. Chandler Commons Partners LLC, an investment entity affiliated with Phoenix-based RBC Devco, acquired the 120,516-square-foot property from North Beacon Capital LLC in a $30.5 million deal.
The purchase works out to $253.52 per square foot, according to CoStar, which first reported the sale. That figure towers over the $159.71 per square foot that commercial office properties averaged across Chandler in 2025, a year in which the city logged $66.5 million in total office transaction volume, according to CommercialCafe. Chandler Commons sits at 5500-5590 W. Chandler Blvd., according to CBRE Private Capital Partners, the brokerage that represented seller North Beacon Capital.
RBC Devco is described as a boutique commercial real estate development company based in Phoenix, founded by Blake Carroll, per the same CoStar report. The firm's affiliate now owns a property in Chandler. Intel has operated in Chandler for more than 40 years, per the office of U.S. Representative Greg Stanton.
The Chandler Commons Sale
CBRE will continue serving as the property's leasing agent going forward.
The sale price makes Chandler Commons stand out in the office market.
Chandler Commons' Single-Story Layout
The complex's single-story design gives it a different profile from corporate towers.
Chandler Commons also benefits from freeway access, sitting within 2.5 miles of Interstate 10, Loop 101 and Loop 202, according to CBRE Private Capital Partners. For prospective tenants weighing a move to the East Valley, that kind of connectivity to three major regional corridors remains a central selling point in a submarket increasingly defined by its proximity to Intel's manufacturing hub.
